House For Sale £1,300,000
New Road, Weedon, Buckinghamshire HP22

Description
This wonderful mid-century four-bedroom house of over 3,000 sqft was designed and built by the Ridley Nickolls Partnership in the late 1970s and occupies a quiet and private position in the conservation village of Weedon. Architect Malcolm Nickolls advised on the modern adaptations in 2015, which combine the original palette of brick, glass and wood with contemporary light-filled living spaces. Expanses of beautifully landscaped gardens surround the house and for easy city commuting, Aylesbury station lies four miles to the south, providing regular direct services to London Marylebone in approximately 56 minutes.

The Tour

Entrance to the house is behind a paved driveway along a private lane with space for several cars; there is also a double garage with up-and-over doors. There is access from the garage directly into the utility/garden room, although the main entrance to the house is from the driveway area, which opens into a beautiful slate-tiled hallway with handsome brick walls.

From the hallway, steps descend to the dining room and living room. The main living spaces on the ground floor are all south-facing so receive wonderful amounts of natural light throughout the day, illuminating the striking material palette of brick and wood. All the rooms also have full-width sliding doors that open to the terrace. In the living room, a wood-burning stove sits atop a slate hearth and curved brick archways connect to the kitchen.

The contemporary kitchen has been impeccably designed with stainless steel worktops, sleek white cabinetry and slate flooring. An island/breakfast bar sits at its centre, topped with walnut, which mirrors the wooden shelves that run along one wall. There is a built-in hob on the island, as well as a powerful extraction fan overhead, making it the perfect space for cooking whilst entertaining. The current owners have set up an adjacent dining area in the open-plan living space; this sits directly underneath large skylights that allow light to stream in.

In 2015, the current owners connected the original building to an annexe to create a generous dining/living area that opens onto the utility/garden room. Three large skylights flood this space with light, as do the floor-to-ceiling windows that run along the western side. The utility room leads to a study above the garage, which is the perfect space for working from home. It also works well as a guest bedroom and has an en suite bathroom.

A partially-enclosed brick spiral staircase ascends to the first floor, which contains three bedrooms: The main bedroom and en suite, plus two further bedrooms and a family bathroom. The rooms are connected by an expansive landing, where there is a wall of floor-to-ceiling built-in bookshelves. The same carefully considered palette of brick and timber has been used in the bedrooms, with sections of the timber painted white to capitalise on the copious amounts of natural light that filters in through the skylights. Exposed beams extend overhead and a mixture of wooden floorboards and carpeted floors run underfoot. The house also has an Air Source Heat Pump which delivers both heating and air conditioning.

Outdoor Space

The expansive garden has been carefully planted and lovingly maintained. It contains a mixture of paved sections and stretches of lawn, making it a wonderfully versatile space that is suitable for a variety of activities. Steps lead from the paved, south-facing terrace – perfect for alfresco dining – to a larger stretch of lawn, which is surrounded by verdant borders and dotted with mature trees. Large hedges enclose the space, creating a palpable sense of privacy and a veritable oasis of calm. On the far side of the house lies the kitchen garden with raised vegetable beds, where there is also a glass greenhouse, a garden shed for storage and a central water feature.

The Area

The house lies within Weedon, a pretty conservation village near Aylesbury, north Buckinghamshire. The village has a chapel, village hall and a lovely local pub. The house is in the catchment area for the grammar schools in Aylesbury and there is a further selection of private schools in the area, including Swanbourne Preparatory School. Nearby Whitchurch and Aylesbury have a larger range of amenities and Leighton Buzzard, Milton Keynes and Oxford are all within easy reach.

The house is a 10-minute drive from Aylesbury station, which runs services to London Marylebone in approximately 56 minutes, and a 20-minute drive from Leighton Buzzard, which runs services to London Euston in approximately 36 minutes.
