Land at fitz steps

Little Langdale, Ambleside, Cumbria
Approximately 1.97 acres (0.79 hectares)

Offering an attractive block of amenity pastureland in the heart of the Lake District National Park, which is currently owned by a Charitable organisation.

The land in total extends to approximately 1.97 acres (0.79 hectares) of permanent pastureland for grazing which is largely flat in nature. It also benefits from a natural water supply via a solar powered water trough which takes water from the River Brathay, running adjacent to the land.

The field is a designated Site of Special Scientific Interest (sssi) known as 'Wilson Place Meadows' and has undergone fencing works conducted by South Cumbria Rivers Trust, as part of a project to restore freshwater Pearl Mussels to rivers in England. Moreover, these works included the provision of a solar powered water trough within the field. As a result, the prospective purchaser will be required to indemnify the vendor for any claims brought against them, should they not fulfil the stipulations of the scheme before its expiry. Any prospective purchaser will be expected to manage the land in keeping with the sssi regulations.

The parcel of land can be directly access via the lane which runs south from Little Langdale via a single gated access point. The boundaries are made up of dry-stone walling by the roadside and post and wire fencing which all appear to be in sound condition.

The whole curtilage is shown edged red on the attached Sale Plan.
