Seller Insight

“The location was a big attraction for us initially. We enjoy the village lifestyle and we have lovely views over open fields, yet we’re also close to the A1 and Sandy railway station for commuting purposes. The size and layout of the property was important too and the fact that it was a newbuild house by a local builder was also an attractive proposition, ” say the owners.

“We’ve lived here for 21 years and have made a number of improvements during that time, including the installation of solar panels on south facing roof, as well as changing all of the windows and external doors to high specification UPVC which has improved the heat retention. We also replaced the garage door to an electric version with insulation which has been very useful.”

“It’s easy to keep active here as we have some lovely countryside walks and bike rides accessible right from our door and there are plenty of wildlife watching opportunities on those outings. One of the villagers runs a good Italian cafe/restaurant in Sandy and our favourite Indian restaurant is there too. The village hall hosts classes and local events, including the annual village show and opening of the interesting Tempsford museum, which gives an opportunity to meet other villagers over tea and cake whilst you learn about the local area.”

“Our back garden is enclosed and sheltered with a sunny patio but also provides a shady refuge on the hottest days. We enjoy watching a variety of wild birds from the lounge through the patio doors and the kitchen window. The fruit trees in our 2-acre field provide apples, pears, and plums, as well as the pleasure of watching birds, butterflies, and dragon flies as we plant, weed and harvest. The pond and surrounding willows are a shady refuge on a hot summer’s day and our hens and ducks appreciate it too. The large barn has power and water and provides useful storage, as well as shelter for the sheep.”

“The spacious lounge gives access onto the patio and opening the doors in summer makes it feel as if the garden is an extension of the lounge which is great for entertaining. We can accommodate up to 12 people for formal dinner around a table in the dining room. The fourth bedroom has been in use as an office enabling us to work from home for the last 10 years.”
