House For Sale £2,500,000
Belmont Street, London NW1

Description
Designed by Martin Evans Architects, this pair of newly built houses represent an exceptional approach to the contemporary home, incorporating the finest materials in the service of flexible, flowing living spaces. In each house, three storeys are bathed in natural light care of a large-scale, electrically operated skylight at their top. This extensive section of glazing conspires with a palette of weathered copper, solid oak panelling and a sculptural steel staircase, designed specifically for the houses’ unique layout, to ensure that light resounds across each plan. Set back off a residential square on a private cobbled street, the houses are just a few minutes walk from the shops, restaurants, cafes and market of Camden Town and Primrose Hill.

Each house is offered to the market separately at the marketing price stated above. Please see floorplans for slight differences in first floor layouts.

The Tour

The houses are accessed off a peaceful residential square configured around a small green space. They are located on a cobbled street next to a Victorian piano factory, recently converted to apartments, which presents a façade of timber-framed sash windows and redbrick to the street. The two houses form a striking contemporary terrace, nestled behind a private gated entrance to one side of the former factory and its small porter’s lodge.

Cleverly angled Reglit panels, which allow light in but prevent overlooking, and jutting copper-clad protrusions create an engaging, continuous façade that unifies the two houses along their east-facing aspect. Sections of exposed brick characterise the ground floor levels, punctuated again by linear sections of glazing. Within, a dramatic atrium soars overhead, culminating in an almost entirely glazed ceiling. Each house has an identical plan that makes excellent use of the unique layout.

To one side of the solid oak front door is the first of many flexible rooms. This is currently set up as a study, but could easily be used as a bedroom, partitioned off behind an oak veneer pocket door. This room has cleverly angled floor-to-ceiling glazing, oak-panelled walls and built-in wardrobes. Opposite is a second flexible room, which is currently used as a bedroom. It is the same size as the study space and has similarly configured windows, oak panelling and an another en suite bathroom. There is also a family bathroom on this floor, accessed via a ‘secret’ wood-panelled door in the study.

A custom-made staircase of steel and oak winds up to the first-floor kitchen, living and dining areas. These spaces are perhaps the brightest in the house, linked by a bridge across the atrium that extends beneath the skylight. The kitchen has worktops and an island in Carrara Misterio, integrated appliances including a Bosch oven and induction hob, and a breakfast bar. A dining and living room are positioned opposite and are perfect for informal dining; a Juliet balcony opens out onto the cobbled street below. The boundary between inside and out can be softened further by opening a sliding skylight by Glazing Vision overhead.

The lower ground floor is a completely flexible space, operating equally well as a larger family living room, or perhaps a second, more formal dining room for entertaining. As with the ground floor, pocket doors at each end allow the space to be partitioned off to create a gym, cinema room or occasional guest bedrooms. There is an additional en suite bathroom on this floor and a large storage cupboard.

There is white vinyl flooring by Forbo throughout and glass balustrades on each floor. There is a programmable smart lighting system by Lutron, track lights by Astro and centralised audiovisual control panels with integrated ceiling speakers.

Each house has a private bike and bin store.
