House For Sale £570,000
Bedlay Estate, Chryston G69

Description
Gardener's Cottage enjoys a tranquil secluded location within the grounds of the former Bedlay Estate. The property is set amidst its own grounds of approximately three acres and is sheltered on all sides by magnificent mature woodland. Bedlay Castle's estate lies approximately one mile from the town of Chryston and is conveniently situated close to the A80 making it the ideal location for commuting to Glasgow, only ten miles to the city centre, or Edinburgh, in under an hour, being minutes from all the major Scottish motorways.

Originally built in the 1850s as stabling, accommodation and offices for the Bedlay Estate staff the South facing house boasts four generous bedrooms (two with ensuite), two public rooms of which the lounge enjoys a log burner and the other is used as a study/playroom, utility room, family bathroom and a superb spacious kitchen with handmade units, under floor heating and trifold patio doors. Approved planning permission allows potential for another formal lounge, bedroom five, shower room and walk-in pantry. The main outbuilding also has planning approval to convert into a self-contained dwelling for a relative perhaps or even as a business opportunity.

The grounds and outbuildings are perhaps as important as the house itself with the main building and stone-built outhouses forming the North, West and East sides of a large courtyard, beside an extensive walled garden with further garden and paddock to the South. The stone-built outbuildings were previously used as boarding kennels.

There is huge scope and potential to create a home of real distinction in a complementary setting. The plans available for the remaining restoration and upgrade allow the discerning purchaser to add their own thoughts and ideas in creating a noteworthy residence. There are just too many notable options and details to mention individually, so personal appraisal is absolutely essential for a full appreciation and understanding of this intriguing historical property.

Externally the property is approached by a bridge, electric gates provide access to an exceptionally spacious driveway and parking for numerous vehicles. There is a large lawn area directly to the front of the house with access to the walled garden, which originally served the adjacent Bedlay Castle, and a secure paddock area to the South. This property provides the impression of quiet rural living, yet is only minutes from Chryston and Stepps. Within 500 metres of the property is an old Railway Line which provides cycle paths and walks connecting to the Forth and Clyde Canal and beyond.
