The house is nestled away in a quiet corner of Old Park… Old Park is a small community only a mile or so from telford centre, Old park is a place for decent people who generally live in harmony and have regular news and conflabs on their facebook page (neighbourhood watch and witty banter guaranteed) - the sort of place where residents meet once a year for a bbq on the village green - and where a random ‘cake fairy’ (definitely not sharon down the road) will leave slices of cake on your doorstep if she bakes too much…. It’s that sort of place. Quaint, full of charm, happy… thats the word, happy. People here wave as you drive down the street - and tend to say ‘hello’ rather than grunt in your general direction. It’s nice… kinda refreshing. Moving on…

Anyway, away from cake and old school community spirit, did we mention it’s a big house? So. Much. Space.

There are essentially 2 parts to this house, the old and the new, the old is amazing - so we’ll begin there.

Originally renovated in 2001 and then modernised in 2011-2019 (it took a while) the current owners bought the house as a 4 bedroomed family home. They then updated throughout adding a new kitchen, modern wetroom/bathroom, new ensuite, extra storage, loft conversions (etc etc) - and today the main house is presented as a very very spacious 6 bedroomed living accommodation that would suit the vast majority of families/professionals.

Then, in 2019, they built a stunning 2 bedroomed extension with open, spacious living areas and featuring a beautiful balcony feature - which is perfect for those long summer nights playing chess (poker if any if the lads are reading) or just relaxing with a glass of wine (or stella) whilst the sunken firepit in the garden ‘does its thing’ - The extension is totally self-contained and often booked on airbnb, attracting corporate guests and tourists from around the country… the reviews on the accommodation will tell you everything you need to know about the quality involved and we encourage you to google ‘two more sleeps telford’ to familiarise yourself with the annexe. Stunning, just stunning.

Essentially, this property is so versatile that you could continue with the ‘airbnb’ business (averaging £120 a night)… or use the annexe for family, friends, teenagers, multi generational familes (etc etc)… it has so much going to it.

The 2 houses (annexe and main house) are connected by a doorway in the main hallway - other than that, lock the doors and it’s self contained - essentially they are 2 separate houses (although planning permission wont allow that to happen, just fyi.)

Lets make a start on the room description. Walk through the main door through a porch and you’ll find yourself in the…

Hallway - a big entrance hallway with designer radiators and doors leading straight ahead into the…

Lounge: Oak beams exposed and designer radiators adorn the walls. Plush carpets cushion your every step as you wander, perhaps giddy with joy, towards the dining area which currently houses a ridiculously opulent hand carved dinging table (imported from brazil and for sale by negotiation).

This large lounge is also cosy and inviting - a perfect place for entertaining friends. Large windows to the rear allow light to splash playfully through, which highlight the wooden beams, solid stone fireplace with turret design and mahogany woodwork’s beauty is highlighted by the contemporary, boutique style of decoration… not a drop of white gloss on mdf to be found(!)

Saunter past this table and there are double doors leading to the…

Snug/games room.

Currently used for movie nights and retro arcade binges (and often an ironing room but that sounds less sexy!). This room is a great hideaway. Picture cold winters nights, wood burner crackling away whilst you lower a projector screen and search netflix for your favourite movie, snuggled up on a comfy sofa whilst bang and Olufsen sound systems bring Hollywood to your little corner of telford. Walls so thick that you can’t hear the wonderful Neighbours next door (they really are…) and more importantly, they can’t hear you…ahhhh bliss. These walls are massively insulated and around 2ft thick stone (who wants to hear neighbours, right?)

Also, there’s a downstairs toilet room just off the snug - so not far to travel If you have to press pause and go for a wee during the film (newly renovated downstairs loo, obviously!).

Where were we…? Ok - walk out of the snug and back into the lounge, hang a right and boom, kitchen.

Two ovens, modern, breakfast bar, sexy extractor hood, laminate floor. Big food pantry… a large (and heavy) coalbrookdale fire surround for a redundant fireplace (chimney there if you want to open it back up)… it’s a big kitchen. It’s where we cook and do washing etc, as you’d probably expect.

The owners of the house are a pharmacist and a gas engineer… so rest assured, the boiler in the kitchen has been lovingly cared for and serviced whenever the in-laws have pleasured us with their presence. The boiler is 7 years old (approx) - is in pristine condition and performs like it did on the day of install. Serviced several times a year and is perfect.

Head back into the lounge and there’s a cupboard under the stairs… great for quickly throwing in clutter when the guests visit unexpectedly (let’s not pretend we don’t all do that)

Which leads us nicely back into the hallway…. Stairs leading up to the first floor…

One step… two steps… three steps… ‘wow, look at that. That’s ridiculous.’ Were our first words when we saw the landing.

A double height pitched landing with chandelier. The light from an adjacent velux window allows sunlight to bounce off the crystal chandelier and illuminate adjacent walls with a multitude of natural colours, it just makes you smile - everytime.

Again, large exposed beams bridge the gap between old and new… with an original ‘A frame’ adding to the breathtaking features.

Doors off landing lead to 4 bedrooms, a bathroom and 2 converted loft bedrooms….

Bathroom.

£16000 well spent in 2014 on this large wetroom and family bathroom. Claw foot freestanding bath, arched windows, splitface rustic tiles, stone sink imported from italy… and a weird tap found on ebay. All very boutique style, modern and the perfect place to sit, chill and do your thing. Lovely. Very large bathroom which would look at home in mayfair… as well as complimenting park lane, telford!

Bedroom 1 (not master bedroom).

Currently adorned in wolves memorabilia for a football crazy 15 year old… superking bed, built in wardrobes, radiator… basically a bedroom - if you have a wolves fan in the family you probably wont redecorate - if you have an Alb**n fan in the family - our condolences, buy a paintbrush and head to tesco for some blue and white.

Bedroom 2 (still not master)

Built in wardrobes, under stair storage, heating, a place for a big bed… these rooms are not small. Another big bedroom.

Bedroom 3 (again, not master bedroom)

Built specifically for the youngest child… i.e. The one who drew the short straw by having the misfortune of being born last.

Smaller in size but still, currently houses a double wardrobe, bed, drawers and a plethora of toys…. If this were a new build (magnolia box) it’d be described as a secondary master bedroom, no doubt!

Bedroom 4 (master bedroom)

Big. Very big. Built in wardrobes with sliding doors that hide a ‘secret’ room (aka, another big walk in wardrobe). The secret room (shhhh, its a secret…!) could easily be converted into a panic room, small cinema room or - just do the sensible thing and use it as storage/as a wardrobe/a place for the wife to hide purchases that ‘never happened’ etc etc.

The bedroom itself is big enough to easily house a 4 poster, hand carved super-king bed - a 5 seater sofa, vanity unit, large drawers and still plenty of room to swing a cat, if that’s your kinda think you do in the sanctity of your bedroom.

En suite off master bedroom… shower, sink, … pretty much what you’d expect to find in an en-suite. Velux windows throughout offering good light penetration. Original arched window feature in en-suite. Oak beams - in fact, just assume oak beams are in every room in the main house- you can see them in the pictures, right?

Ok - let’s get out of the master bed and head into the loft… 2 lofts both converted, one above master bed - one above bedrooms one and 2 - both about the same size.

Bedroom 5 - the one above master bedroom..

Walk up some bespoke winding stairs into this loft. This loft is more than big enough to warrant being called a double bedroom - it also has a built in office space (i know, right… cray cray). Again, well insulated, velux window, radiator… it’s a room you can stick a bed in (i.e. A bedroom) - or, use it as a gym… or as a room for gym equipment that gathers dust - whatever. It’s currently a basic cinema room.

And finally in the main house we have loft number 2. Almost completed. Space saver staircase leading to another double sized bedroom which the owners intend on using as an office space. But, you know, call it what you want…. It’s essentially a room that has a window, radiator and is adaptable to suit your needs… as, i guess, all room pretty much are.

So, that concludes the tour of the main house… let’s get out of this loft and wander back to the hallway to see the annexe.

So, in the hallway there’s an ornate door which leads to the annexe. The door is hand carved and full of detail. It was rescued from an old rectory in Bath several years ago - and hung here. Open the door and you have a small washing room, we use this for washing sheets and storing materials for our cleaner (airbnb)… keep walking, through a secure reinforced forced fire door and you’re officially in annexe.

Large bi-fold doors give you a view of the annexe and this large open planned ground floor is… well, it’s lovely. Kitchen, lounge, dining area, small office nook… architecturally designed (i hate it when people say that - all buildings are architecturally designed) - but the space is maximised - every square inch is usable and it’s light and airy. Simple, tasteful and just beautiful.

Your legs will now be getting tired from walking round this place - but let’s get up this next flight of steps to the first floor of the annexe….

Look left, wow. I can tell you’re deligghted. ‘What a beautiful feature balcony you mutter under your breath.’

More bi-fold doors open up onto a balcony and give you that tranquility you dreamed of. Go ahead, have a seat… crack open a beer and just chill. Trees everywhere, kids playing in the garden below and, whats that…? A squirrel stealing nuts from your bird feeder - the cheeky little sod.

Right, on this floor we also have a bathroom (well, no bath… big walk in shower, toilet, basin etc…. All v.nice and swanky). Large designer radiators making sure our guests are all warm and toasty…

There’s a bedroom on this floor, the bed in there at the moment is huuuuge - it’s purposely designed this way as most of our guests are short term and comfort outweighs practicality. Replacing this with a ‘normal’ bed would allow wardrobes/vanity units etc.

The room is again tastefully decorated in a more simple style, clean… almost boring in comparison to the main house… it’s basically a new build - and purposely designed to be easily painted/repairable. It is airy, light, cheerful and fully functional as a great annexe.

Perhaps also worth pointing out that the annexe is ‘done properly’ - plumbing is done with copper throughout (none of this speedfit stuff) - electrics done by the best electrician in telford (big shout out to darren!) - materials are locally sourced, right down to the bricks used to build the thing. It’s sympathetically designed and constructed - built by proper local professionals using local materials. The roof tiles were rescued from another chapel being renovated and the bricks were from a farm locally that were taking down a barn… each brick cleaned one at a time (that was a hard month!)

Excuse the rambly nature - right last room.. Another bedroom. Up a flight of stairs. A loft room. My fingers hurt so just look at the pictures. Bed, storage, nice radiator… modern… etc etc.

And that concludes the tour of our home in words - if you read all this way then treat yourself to a beverage and raise a glass to the effort made to shy away from the norm - thats what we’ve tried to do with the description and with the house itself….
