Description

Ivy House dates from 1713 and occupies a lovely position within the village. An extract from 'Christleton' (Local History Group, 1979) notes the Grade II listed property for its semicircular glass sunrise panel and lever mechanism which operates the door bell. The publication also makes reference to the property's Jacobean style staircase, and three large powder rooms.

The beautifully presented accommodation is set over three floors, providing well balanced accommodation throughout. Many of the original features have been retained including the staircase, coving, window shutters and fireplaces.

A gate from Pepper Street gives access to a Yorkstone path which leads to the front entrance. There is private driveway parking and a double garage.

The accommodation comprises a drawing room and dining room, both with a front aspect, sitting room with French doors leading out to the rear garden and a delightful garden room also with French doors. All of these rooms are accessed directly off the hallway which features the original staircase.

Off the garden room is the contemporary kitchen with Belling Range cooker and granite work surfaces. There is a cloakroom and utility room with Belfast sink off the rear hall, beyond which is a study with lovely views over the garden.

On the first floor the principal bedroom has an en suite shower room and a lovely aspect to the front of the property. There are two further bedrooms on this floor, in addition to a family bathroom.

The second floor comprises two further bedrooms and another spacious family bathroom. All of the bedrooms in Ivy House are of good proportions, and naturally light thanks to the beautiful, large windows.

Externally, the property has large south-facing gardens which are mainly laid to lawn and include paved areas perfect for outdoor dining and entertaining.

The garden features many mature fruit trees and fruit bushes, vegetable plots, mature shrubbery, beautiful flower borders and a pretty arch pergola adorned with various climbing plants.

There is a workshop, garden shed and a covered storage area. Off a rear terrace, a gate opens to the private driveway and double garage.

Square Footage: 2927 sq ft
