Situation

Lower Burnedge is situated approx. 13 miles from the centre of Manchester, 4 miles from Oldham and is a 30 minute drive from Holmfirth over the
Isle of Skye. Close to Greenfield Station, access is readily available to Manchester, Huddersfield, Leeds and the wider railway network.
Similarly, the motorway network the M62, is within a 40 minute drive.
The farm adjoins a golf course and is close to Saddleworth, Grasscroft and Mossley. Saddleworth and Grasscroft have thriving small businesses
and a proper sense of community and so people are keen to live in the area. The Saddleworth New Venture organise events in the area throughout
the year and the local villages host the annual Brass Band March & Hymn Contest on Whit Fridays.
There is a local junior school 10 minutes walk away and a senior school in the locality; currently a new school is being built at Diggle.
Farm description

Lower Bent is a grass farm, bound by dry stone walls to all the blocks. The land is cut for silage and hay and is grazed.
There is good road access to the land.
The larger block of land, referred to as Wharmton Hill, is only used for grazing and again the parcels are divided by good dry stone wall.
There is a good track running up through Wharmton Hill. Arqiva, the current owners of the mast at the top of the hill, have a right of way over this track.
Land - soil type

From the carboniferous period, Namurian age, millstone grit group including Mudstone, Siltstone and sandstone. Bordering on the coal
measures of Oldham. The British Geoligical maps show a mixture of clay to sand with pebbles or boulders, sand clay and silty sand
with gravel plus areas of Alluvium with clay, silt and gravel with peat interbeds.
The land around the farmstead is clay. The rest of the land is lighter and Wharmton Hill is much lighter, but with bands of clay and peat running through.
The fields range from 280m - 918 ft above sea level to 348m - 1141 ft above sea level. Note: Most fields have water to them, but not all.

Land mainly sandy loam but with bands of clay and peat.

Directions

From Oldham:
A62 to A669, through Springhead and Grotton, Up hill, turn left onto Platting Road, Then right onto Burnedge Lane, Proceed up the hill to the farm.

From Holmfirth:
A635 Holmfirth Road (Isle of Skye), Drop down to Greenfield, Turn right at roundabout at bottom of hill onto Chew Valley Road.
Follow road through, to sharp bend to right and past Greenfield Rail Station to T junction. Turn left.
Follow Road. You can turn right onto Lovers Lane which takes you up to Burdedge Lane, or if that is missed, carry on until you get to crossroads, Lydgate to left, you want to turn right onto Platting Road and then right to Burnedge Bent.
Health & safety

Given the hazards of a working farm, we ask that you be as vigilant as possible whilst visiting the farm.
Please also note vehicles may be visiting the mast and using the track.
