The Architect

On the metric of quantity alone, it has been argued that Richard Seifert’s buildings have influenced London’s skyline more than any architect since Christopher Wren. Understandably, many critics seem more willing to rely on his reputation as a wizard negotiator, a loophole exploiter, and a manipulator of town planners and the lcc alike.

Seifert’s style is said to have charted a trajectory from neo-classical orthodoxy to a form of expressionistic modernism, seen most clearly in buildings such as River Court and Centre Point. Favouring pre-cast concrete pieces that slot together like a jigsaw puzzle, much of Seifert’s later work explored versatile, readily available materials to create buildings that seem to be the physical embodiment of the modernist maxim that “form follows function”.

The Tour

Pevsner has described this building as “an austere granite and mosaic-faced complex, ” but on closer inspection, it exhibits some of the charm and wit inherent in much of Seifert’s work. Clad in Quebecoise granite from Rivière-à-Pierre, the façade glistens in the rain and sun, catching and drawing the eye up over its eight striking storeys. It adjoins the Maple Building at Tottenham Court Road where extensive glazing and expressive, angular balconies edge out over the street below.

The entrance lobby is on Grafton Way, with lift access to all floors. The apartment is positioned at the end of a private corridor, lined with angled floor-to-ceiling glazing along its south-facing aspect. The quality of natural light is superb, flowing across the interior spaces to create a bright, contemporary home. There is track lighting, plus built-in speakers throughout and air conditioning for the warmer months.

There is currently a lobby area set up to one side of the front door, in front of floor-to-ceiling angled glazing with custom-made electric blinds. Large-format porcelain tiles run across this area, leading into the kitchen opposite. This space is entirely new, with an integrated oven and induction hob by Neff, a wine fridge and a skylight overhead.

Beyond the kitchen, wide-format engineered oak floorboards extend underfoot, accentuating the flow of natural light and establishing a sense of the apartment’s open-plan configuration. A long reception room runs along the entire south-western aspect, with angled floor-to-ceiling glazing framing views out to the terrace and the city beyond. The living room forms the majority of this section of the plan, with a dining area positioned in front of some custom-made shelving; the current owner has set up a study area in a recess to one side of the dining area, in front of the windows.

A corridor with plenty of built-in storage, plus a utility cupboard with space for washing and drying machines, leads to the bedrooms. These are peaceful spaces, positioned towards the rear of the building facing onto an internal courtyard. The guest bedroom has built-in wardrobes and fitted shutters, while the slightly larger main bedroom has an adjoining dressing room with full-length bespoke wardrobes in oak, and an en suite bathroom with a marble-tiled shower and a skylight overhead. It also has fitted black-out blinds and pendant lighting.

Outdoor Space

Perhaps the most impressive space demised to the apartment is the expansive roof terrace, which has been transformed by the current owners. This has incredible views of the London skyline, taking in the BT Tower to the west and the spires of ucl’s Cruciform building to the east. Climbing jasmine has been trained between the building’s aluminium-framed windows along the façade, while planters have been installed along either end, creating a verdant oasis high above central London.

There is ample room for outside dining, sunbathing, evening drinks or an early morning coffee. This penthouse is the only apartment in the building with its own terrace, resulting in a wonderful outdoor area and what feels like a natural extension of the interior spaces.

The Area
