Woodbury Road, London E17

Description
A fabulous five bedroom, two bathroom Victorian terrace house in a corner of our coveted Walthamstow Village. With over 1500 square feet of space including beautifully converted loft, plus large garden, it's a fantastic family home.

You're in a superlative spot, on a quiet turning between the peaceful Village and bustling central Walthamstow. You'll never tire of strolling around Walthamstow's old town and discovering new places to shop, eat and drink. Meanwhile whenever you need to go into central London, you can be there in under thirty minutes door to door. If you take St Mary's Road you'll enjoy that Village serenity right up to the station.

If you lived here…

You'll be welcoming guests into not one but two substantial reception rooms. The first sits to the front with a large bay window, and gives you more than 160 square foot of space. Bright white painted floorboards lie underfoot, and an elegant fireplace sits in cool neutral walls. Double internal doors take you into your second reception of almost 110 square foot, with bespoke shelving to either side of a second handsome fireplace.

Past the understairs storage in the hall, you'll come to your gorgeous kitchen diner. Offering almost 200 square feet of welcoming space, it has its own bay window to the side just right for a dining table. Sleek white units sit under acres of warm wood worktop. There's a utility and WC to the rear, and between them the door out to your garden. Pass under the pretty pergola over the deck and cross the lawn to a second deck, perfect for outdoor lounging.

Back through the hallway and up the stairs, you'll find the first of your bedrooms to the rear, a sizeable double with built in wardrobes and a view of the garden. Next to that is your bathroom, with lots of natural light falling on white metro tiling. There's a rainfall shower over the tub, and a vanity sink. Along the landing is your second bedroom of 120 square foot, also with a garden view. To the front is your third bedroom, with twin double glazed windows, bespoke wardrobes to the alcoves and a generous 170 square feet to spread out in. There's pale grey carpet underfoot.

Upstairs into the artfully converted loft, there are two more bedrooms and an en suite to discover. The fourth bedroom is to the rear with more than ninety square foot of space and eaves storage, and a wall of windows. Your fifth bedroom is 200 square foot, with polished natural floorboards underfoot and a Juliet balcony to take in the views. Your neat and fully tiled en suite is on the left, with large skylight, dedicated shower and concealed cistern WC.

It's just eight minutes on foot to Walthamstow Central, where you can jump on the superfast Victoria Line and be at Kings Cross in as little as a quarter of an hour. It's about the same journey time on the Overground to Liverpool Street, while an even shorter stroll takes you into the heart of the Village and the shops and eateries of Orford Road. As for green spaces, you're just over half a mile from Lloyd Park, and a mile from Epping Forest.

What else?

- You're spoilt for choice when it comes to good schools here, the Ofsted 'Outstanding' Walthamstow School for Girls is just next door, and if you have little ones you'll be pleased to find Church Hill Nursery School is also a new neighbour.
- Your new local is The Queens Arms, a perfect Village pub with a superb line in Sunday roasts.
- It's only five minutes to Today Bread, so you're never far away from a fresh sourdough loaf.

A word from the owners...

"Although we have only lived here for a few short years we have loved living here, but a change in circumstances means we, sadly, have to move away. This house has been a warm and inviting home for us and has played host to lots of gatherings of friends and family. Whether for BBQs in the sunny garden or gathered round the the kitchen table and we are sure another family will find it an equally comfortable home after us. They will find themselves in heart of the action, being only 5 minutes from both Walthamstow Village, the high street and the tube station, while also being surprisingly quiet and secluded. The neighbourhood is also incredibly friendly and we have made real friends with our neighbours, which is a rare privilege in London. Finally, with Lloyd Park, the Wetlands and Hollow Ponds all nearby, and Epping Forest only a little further afield, we have been really thankful to have such easy access to nature, particularly over lockdown."
