General Information
‘Braeside’ is situated in the village of Cullivoe at the north end of the island of Yell, the larger of Shetland’s North Isles which sits between Mainland Shetland to the south and the neighbouring island of Unst to the north.

Although measuring around 19 miles long by 7 miles wide, and having a population of just 950, Yell has a range of amenities beyond what might normally be expected in such a remote but accessible ‘get-away-from-it-all’ rural location, Cullivoe itself having a local shop (rs Henderson’s), a licensed general merchants & post office, a village hall and fuel pumps by the galley shed. The house is however only about 11 miles from Mid Yell, the main population centre and the location of the main amenities which include the Junior High School, leisure centre & swimming pool, and medical centre.

Yell has great scenery, several beautiful beaches including at Sands of Breckon not far from the house, and there is plenty to interest birdwatchers and hill walkers, with an rspb reserve at Lumbister. Further information on the island can be found at:-

Yell is connected to mainland Shetland via a regular ro-ro ferry service (crossing time approx. 20 minutes) which runs throughout the day from Ulsta at the south end of the island, to Toft about 10 miles from Brae & Sullom Voe and approximately 27 miles north of Lerwick, Shetland’s main town. Ferries from the ferry terminal at Gutcher a few miles from Braeside, also connect Yell with Unst.

The Shetland Islands are the most northerly part of the United Kingdom being located approximately 100 miles north of Mainland Scotland (Shetland is actually closer to Bergen in Norway than Edinburgh) and 200 miles west of Bergen, Norway. There are over 100 islands of which 15 are inhabited, the islands being home to around 23,000 people and providing a vibrant and safe community enjoying dramatic and unspoilt scenery and an abundance of wildlife.

Shetland is linked to mainland Scotland by an overnight ferry service operated by Northlink () which runs seven days a week from Aberdeen to Lerwick. Loganair () provides regular flights to Sumburgh at the very southern tip of Mainland Shetland, from Aberdeen, Edinburgh & Glasgow. Islanders are currently entitled to discounted ferry and air fares.

The Property
The property which is Grade ‘C’ listed, comprises the former school room (on the right (north) side) dating from around 1827, plus the adjoining teacher’s house which was added some years later, although the two parts are inter-linked. The building faces east and all rooms have windows to the front enjoying the fine panoramic views eastwards over Bluemull Sound to Unst.

The property has a mains water supply and there is a septic tank however a new septic tank will be required as part of any renovation works. An electricity connection will be required. Initial investigations suggest this will cost in the region of £4,000 however prospective purchasers should satisfy themselves in this regard by contacting the electricity supplier directly.

Accommodation
There are two entrances to the property, one to the schoolhouse to the south, the other to the school room to the north. Entering via the south entrance, there is a wood-lined hallway with original paneled doors to a living room and kitchen, a stair ahead leading to the first floor. Like most of the house the living room retains the original wood lining to the walls, and also the paneling around the window, and a fireplace.

The staircase which is lit by a large window to the rear (presently boarded up), leads up to a small landing, and two good-sized double bedrooms both retaining the original wooden planking and having a dormer window. The area off the landing could potentially be extended out over the entrance area to provide space for a bathroom.

Back off the hallway the kitchen which again retains the original wooden planking, also has a window facing east with a ‘Belfast’ sink below, plus a fireplace and cupboard space under the stairs. From here a narrow doorway leads through to a lobby to the other side of the building, the lobby having a toilet off and a second stair to another double room upstairs, again completely wood lined, with skylights to the front and rear, a fireplace and access to cupboard space over the stairs. A second door from the lobby opens to another ground foor reception room, a surprisingly grand room, again with fireplace and shelved cupboard, this room having the inter-connecting door to the main hallway on the school room side.

The hallway to the school room provides a second entrance to the building, the hallway leading to the original school room with timber features including window shutters, skirtings and a shelved cupboard to the side of the fireplace. The stair from the hallway leads up to a small landing and another double bedroom, this time with a large west-facing roof light, small window to the north-facing gable, and fireplace.

External
The property sits in around 3.5 acres hill ground. Vehicular access has long been exercised via a track from the south side of the site. Prescriptive rights exist however formal rights are not incorporated into the title and the property is being sold on this basis. It is however thought that would be scope for creating an access directly from the public road due east of the site although prospective purchasers should satisfy themselves in this regard.

There is a further 1.5 acres to the west side of the Loch of Brough about ½ mile south of the main site.

Property location
To locate the property drive to Cullivoe at the north end of the island and continue past the church, village hall, rs Henderson’s shop and the school. Follow the road around to the left and turn next left to Mursetter. The property is situated on the hillside to the right shortly after a large light brown modern timber clad house on the left.
