House For Sale £1,700,000
Puddletown Road, Wareham, Dorset BH20

Description
The subject of an extensive renovation, this wonderful five-bedroom 1950s house occupies a quiet and peaceful position at the edge of Worgret Heathland, a sought-after pocket of the Dorset countryside. Internal living space of over 3,100 sq ft has been beautifully apportioned across two storeys, with expansive picture windows framing views onto the private gardens and woodlands, which extend to one and a half acre. The Dorset coastline is within easy reach and rail connections are excellent, with Wareham train station located just two miles to the east.

The Tour

A shingle driveway winds through the expanse of front lawns, sheltered by a copse of specimen trees that provide excellent levels of privacy. There is a generous provision of off-street parking at the end of the drive. The house sits modestly in its setting, with a pale stone front façade that rests harmoniously against its woodland backdrop.

The comprehensive renovation sensitively stripped outdated layers while restoring the personality and architectural integrity of the building. Careful interior planning rationalised the ground floor layout, resulting in a series of beautifully proportioned, interconnected living spaces where natural light and a strong visual connection to the garden prevails.

A bright entrance hall creates a natural circulation point and arterial route into the open-plan kitchen and dining room, positioned to the immediate left. Appliances are neatly housed within lines of bespoke cabinetry topped with white marble, and a central island creates an easy and sociable flow into the adjacent dining area. Expansive timber-framed windows frame views onto the garden and terrace, inviting an excellent quality of natural light to filter in throughout the day. Slim, original mid-century floorboards run underfoot and continue through to the living room.

An original open fireplace creates a natural focal point in this central living space, where warm wood panelling adds texture to the fabric of the room. An expanse of glazing spans the opposite wall, creating a strong visual connection between inside and outside. Positioned centrally on the ground floor is a characterful cocktail bar, with deep timber shelving set into one wall and a beautifully finished curved line of joinery forming the bar. A second living room occupies the westerly side of the ground floor, where a pair of timber-framed glass doors slide open onto the terrace.

The former garage has been renovated with excellent attention to detail to create an interconnected one-bedroom annexe and living space. This section of the ground floor offers great flexibility of use and would well befit a home workspace, creative studio, gym or yoga studio. There is also a large utility space interconnected.

The mid-century timber staircase leads to four generously proportioned en suite bedrooms on the first floor, all of which employ a neutral palette and have an excellent provision of cabinetry and storage space. Three of the four bedrooms on this level, including the main bedroom, are positioned on the southerly side of the house and have far-reaching views across the gardens and surrounding landscape. Timber wall panelling and floorboards have been lovingly restored; a wonderful pairing of original features and modern detailing. The bathrooms have a warm colour palette, which features decorative tiling and Vola sanitaryware.

Outdoor Space

A southerly orientated terrace runs the length of the handsome rear façade of cedar and soft pale stone, pairing the new and original parts of the house. The terrace provides a sunny spot for eating outside with views onto the tranquil greenery.

The gardens have been developed and tended over several decades by the current owner, a keen gardener with an extensive understanding of horticulture. The result is a rich array of densely planted borders and beds, chock-full of herbaceous plants and perennials that change throughout the seasons. Shrubs and specimen trees define the winding paths through wooded areas, with a pond, a summer house, a kitchen garden and a glasshouse for growing vegetables. Seating areas have been strategically placed to enjoy a dappled light, and a cedar hot tub is nestled in the shelter of the trees – the perfect position for an early evening sundowner.

From the rear curtilage, there is secure and direct access onto Worgret Heath; an impressive expanse of heathland with breathtaking views across the countryside that offers extensive walking and cycling routes, plus bridlepaths.

The Area

For daily amenities, the Saxon market town of Wareham is a little over a mile and a half away and has a good selection of independent shops, restaurants, cafes and country pubs.

Puddletown Road is ideally located for access to Hartland Moor; the highlights of the Jurassic coastline can be easily reached by car in around 20 minutes. The Jurassic Coast begins at Orcombe Point in Exmouth, Devon, and continues for 95 miles to Old Harry Rocks, near Swanage, Dorset. It is a hugely diverse and beautiful landscape, underpinned by incredible geology of global importance. In 2001 it was inscribed as a unesco World Heritage Site for the outstanding value of its rocks, fossils and landforms. It remains England’s only natural World Heritage Site.

Wareham train station provides a mainline rail link to London Waterloo. There is also easy access via the M27 and M3 to Poole, Bournemouth and Southampton Airports.
