The Area
The house is on a road that loops back on itself, creating a virtual cul-de-sac. This enhances the already quiet and safe character of this suburb.

The main attraction for many will be the proximity of the schools: Beauchamp College and Gartree High School are less than five minutes walk, and both are rated "outstanding" by ofsted. There is also Brocks Hill Primary school in the same area.

For transport, the A6 is five minutes drive. Junction 21 of the M1 takes around twenty minutes. There is a regular bus service to and from Leicester running every twenty minutes during the day, with the nearest bus stop just a few minutes walk away.

For shopping, Sainsbury's supermarket is close - five minutes by car or twenty on foot. Lidl is a couple of minutes further, and Oadby's shops on The Parade are close by. There is a Wetherspoons in the Parade, and four other pubs within a mile of the house.

The House
A three bed semi, with front lawn, garden and patio to the rear, with both a garage and driveway for parking. There is also a large free standing shed in the garden which has some basic gardening tools (including a lawnmower) but it can be used for crafts or storage. Double glazed and central heating throughout the house. The kitchen and family shower room were refurbished four years ago, and the en-suite shower room has just been done this summer.

There is a loft ladder that opens to a boarded area in the attic, so there is plenty of storage space.

The previous occupants have not yet moved all their belongings, and there are still some small areas that require redecoration. The stair and upstairs hallway are due to be re-carpeted, and there are some minor electrical works outstanding. However the house should be clear and complete by 28 October.

The Tenancy
This house would suit a working family with school age children who are either current pupils at one of the local schools, or who wish to study there. The house would be offered initially on a six month assured shorthold, but the ideal tenant would be one who was looking for a longer term arrangement. You will need to be able to provide references and, ideally, a guarantor. We are prepared to consider pets, but on a case by case basis - a cat is likely to be ok, whereas a trio of large long haired dogs are probably not!
