House For Sale £750,000
Alston Road, Barnet EN5

Description
This handsome, brick-fronted Victorian house is located on Alston Road in Barnet, north London. The owners have undertaken a sympathetic renovation using bold colours throughout, and have introduced modern interventions that sit harmoniously alongside original features. There are two generously proportioned bedrooms and a secluded garden to the rear with a south-easterly aspect.

The Tour

The house has decorative brick detailing to the front elevation around the fenestration and storm porch, and is set back from the street behind a parapet wall with a privet hedge for privacy. A flagstone path leads to a pale green door with two obscured glazed panels.

The door opens into the ground floor hall, where engineered oak flooring in a herringbone pattern runs underfoot. The walls are finished in a soft green, which continues up the stairs; a dark grey radiator sits opposite a coat rack with a glass shelf above. Shades of green and soft pink have been used across the ground floor, the colours complemented by natural light that enters through the bay window and Crittall-style doors to the rear.

The two reception rooms are open to one other, the living room situated at the front and the dining room to the rear; underfloor heating features in both. The living room has dark green walls and an open fire, which is wrapped in a marble surround and delicate grey-grained hearth. There are sash windows to the bay window. The dining room walls are finished in two shades of pale pink, with open asymmetric shelving and low cupboards along the wall in the same tones. The space is open to the hallway, with an arched wall allowing views up the stairs and of the darker pink under stair storage cupboards. Dark-framed Crittall-style doors open from the dining area to the garden.

Hand fired and patterned floor tiles ground the light-filled kitchen at the rear, where pale blue cabinets with a gloss finish sit above an L-shaped worktop with white metro tiles behind. A window above the sink frames views over the rear garden, and an original Georgian-style window to the side return ensures natural light abounds. There is an additional worktop along one wall with open shelving in white above, and a glazed door that opens to the garden.

Stairs with a striped central runner ascend to the first floor. There are two sets of open bookshelves in white to the first-floor hall, one at the top of the stairs and a further set outside the main bedroom. This has original floorboards in a dark finish, with walls and a built-in wardrobe finished in a light caramel. The bedhead wall is covered in graphic wallpaper, and there is a cast-iron radiator with ornate detailing in one corner. The dark floorboards continue in the second bedroom, where a black metal fire grill with a white surround sits below original picture rails, with a Georgian-style window providing views over the garden.

To the rear lies an impressive bathroom with terrazzo floor tiles in light peach, with the same terrazzo used for the bespoke vanity shelf and sink. There is underfloor heating and a freestanding bath under the black-framed rear window, with a generous walk-in shower demarcated by a glazed screen with thin copper edging. The right-hand wall is finished in tadelakt plaster, and there is a wall-mounted copper towel rail, again bespoke. There is a utility and storage area as one enters the room.

Outdoor Space

The south-east-facing garden has a peaceful and secluded aspect, perfect for entertaining or alfresco dining. It is bounded by timber fencing on both sides, with a patio section immediately off the kitchen and a central lawn area with a raised timber planter. Home to hawthorn, holly and rose bushes, the garden also has a pink treehouse at the rear. There is a single storey brick structure with a pitched roof that is used as a shed.

The Area

The historic Barnet Market has been in existence for over 800 years and is now situated close to the local Waitrose, a few moments walk from Alston Road. Now opening twice weekly and with a focus on local food produce, there are a host of stalls offering street food, with fishmongers, butchers, cheesemakers and bakers all represented.

The house is situated in the centre of the school catchment area for both primary and secondary schools, with Queen Elizabeth Girls and Queen Elizabeth Boys a short walk away (both top-ranking comprehensives). Haberdashers Private School for girls and boys is a short drive west.

High Barnet station (Northern Line) provides access to Euston with a journey time of around 45 minutes, with links to London Victoria (Victoria line) another six-minute transfer.
