Folding concertina doors from the sitting room open into the dining room and, when open, there is a wonderful 36' entertaining/ family space with two sets of French doors from the dining room opening out to the garden and also taking in the view of Hambledon Hill. The, partially open plan, kitchen/ dining room is oak floored throughout. The kitchen itself has a good range of wall mounted and floor standing units and wooden worksurfaces with a Rangemaster oven. 5 Courtney Close is a super property in an extremely popular village adjoining open fields to the rear and with the best views of Hambledon Hill in the village, and with large windows on all aspects, the house gets the sun all day long.

The property is approached via a private drive on to a turning and parking area for at least three cars. There is a tripled sized, double door garage with up and over doors, power and light. The house occupies a generous and very peaceful corner plot with garden to the front, side and rear. The front garden is laid to lawn and continues around to the side and rear of the house. The rear garden is planted with several mature trees and bushes and enjoys further wonderful views out to Hambledon Hill and the surrounding North Dorset countryside. There is a lovely spot in the rear garden to sit and enjoy a drink while enjoying the evening sun. There is a small gate leading to numerous countryside walks across fields and up the hill, directly from the garden.

Shroton, also known as Iwerne Courtney, is a pretty village sited by the small River Iwerne between the National Trust-owned Hambledon Hill to the south-west and the hills of Cranborne Chase to the east. The name Iwerne Courtney supposedly derives from when the Courtenays (a Devon family) owned land there, on the Iwerne stream.

The village has a thriving community with an active village hall, The Cricketers public house and a parish church. There is brand new wooden play equipment in the village playground. The various community-led groups and cricket club provide plenty of local social opportunities. The village itself lies between the two thriving market towns of Blandford Forum (5.5 miles) and Shaftesbury (7.5 miles), both of which offer a wide range of day-to-day amenities including medical, dental and veterinarian surgeries.

The neighbouring village of Iwerne Minster has an excellent village shop and there is some wonderful walking and riding on the doorstep. There is a livery yard in the village and the area is well known for its abundance of excellent private and state schools.
