It is a remarkable, very self-contained house within a few minutes’ walk of everything. It is very private and extremely quiet as the house is set well back from the road - I don’t even hear emergency vehicles go by!”

Around 2013, I extended to create the primary bedroom’s dressing area and en suite with both a bath and a shower, and on the ground floor, the study; it’s made it a lovely spacious area with both a bath and separate shower in the en suite, and the bedroom easily accommodating my large wardrobes and King-size bed.”

The living room though is absolutely charming, with its beams, the open fire and back lighting in the inglenook, and walls about two feet thick keeping it very cosy and warm. This is on the other side of a covered area with double-opening, fold-back doors to the driveway so could be used as an additional carport if needed. I use it to store wood and to sit outside next to the patio for lunch if it is raining. There are lots of places in the garden to sit in the sun and shade.”

“The garden is not overlooked at all and is very colourful particularly since I have planted lots of roses up the garden walls. It is split into two essentially, with one garden at the side and one behind and each with a gate. I always think it would be perfect for a family with young children with play equipment in one, and the other for adults. I’ve got into growing veg and there’s a greenhouse next to the garden shed where a grapevine produces copious amounts of lovely, sweet grapes!”

“Navenby is a wonderful place for walking. Within five minutes I can be walking on the Viking Way, just across the High Street down North Lane. It makes a lovely distraction if working at my desk – views from the path are towards Coleby and the River Trent valley.”

“I have been to the theatre in London on the train by driving about twenty minutes to Newark station. On the way home it is usually about two hours from Kings Cross to my front door.”

“I will miss Navenby very much; it’s such a great place to live and I have lovely neighbours. I have been very involved in the local community and made so many friends. There are two pubs and a restaurant, two tea shops, a primary school, a medical practice, a Co-op, a butcher’s, a baker’s, a hardware store, a florist, an old-fashioned sweet shop, an antique shop, hairdressers, and a bicycle shop selling electric bikes – you can live here and never get in the car! The Navenby Venue is a new Community Centre we opened in 2012 which hosts many events and activities.”

Attractive Navenby lies on the A607 about 10 miles (15 mins) south of Lincoln and is one of the larger ‘cliff’ villages standing on the limestone escarpment that runs north to south in the centre of Lincolnshire. Newark-on-Trent in Nottinghamshire is about 15 miles (20 mins) southwest, and Sleaford about 10 miles (15 mins) southeast. Fast trains from Newark to central London take around 75 minutes making it perfectly feasible for a day trip into the city. Grantham is less than a half hour drive south where there is also a train station, fast trains to Kings Cross taking around an hour.

A few years ago, Navenby was voted one of the top rural locations in Britain in which to live. A charming village with a lovely mix of traditional stone period properties, many listed buildings, it is a thriving community. It has several family-run shops and businesses such as Odlings Butchers, which was established in 1920, and Welbourne’s Bakery which is one of the longest standing artisanal bakeries in the county. It can also boast two pubs, The Lion & Royal and The King’s Head, as well as the popular Macy’s Brasserie. Navenby straddles the old Roman Road, Ermine Street, as well as the Viking Way providing wonderful country walks, and much local history. Mrs. Smith’s Cottage is a popular museum in the village illustrating a century of rural Lincolnshire life.

Navenby C of E Primary School is rated Outstanding by Ofsted and is within walking distance of Inglenook. There is a wide choice of secondary education in the area with a popular state school, William Robertson Academy 3.5 miles (about 5 mins) down the road in Welbourn, a co-ed school rated Good.

Sleaford, about 10 miles to the southeast, has St. George’s Academy, Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), all rated Good. Kesteven and Grantham Girls’ School and The King’s School (for boys), both rated Outstanding by Ofsted, are about 15 miles south in Grantham. Newark, 15 miles southwest, has Newark Academy and Magnus Academy, both rated Good. In Lincoln, 11 miles north, The Priory Academy, Sir Robert Pattinson Academy and North Kesteven Academy, amongst others, are also all rated Good. In the independent sector, the co-educational Lincoln Minster Schools are extremely well regarded.
