Looking for a stand out family home? We believe you may have found it with this five double bedroom, semi- detached period house. It's filled with character and period features yet has a stunning modern interior finish.

We strongly encourage all interested buyers to view our full HD video walk through and virtual reality tour to fully appreciate the house prior to viewing. These offer much greater insight into what this house offers than the images alone.

There are many points of interest that buyers won’t see or might not be obvious in the marketing visuals. We will list some of these below:

• Architecture – Ted Christmas was a highly acclaimed builder in the Victorian / Edwardian era. He was considered a specialist in artistic joinery. His houses stand out due to their grandeur and in some instances secret features (take note of the faces in the ceiling of the hallway which are apparently his wife). “Christmas Houses” as they have come to be known are some of the most sought after in the area due to this rich history.

• Many original features such as fireplaces, picture rails and coving remain. The current owners have modernised the house in such a sympathetic way that recent additions blend and complement the character of the house.

• Garden – The southerly facing garden benefits from sun through the day, with a wrap-around side patio. The garden also has a shed which is great extra storage to the main house.

• Fruit trees – There are a few mature fruit trees in the garden which the current owners enjoy. They include apple, pear and cherry trees.

• Fences – The street facing fences where replaced by the current owner in 2020.

• Corner plot with off-street parking – The house is positioned on a corner plot which benefits from no neighbouring property to one side. This means the house is not overlooked like many other semi detached houses can be locally, and has a drive for off-street parking.

• Solar panels installed – These generate income / offset running costs of the house. In addition to the solar power reducing electricity costs, the current owners benefit from payments circa £650 per annum due to the power generated and fed back into the grid, which a buyer would have the benefit of.

• Renovation work – The current owners renovated the house within the last 5 years. The refurbishment includes the following:

Electrical – The house was rewired in 2016 and included a new fuse box.

Flooring – The carpets and floors were also newly laid in 2016, with Amtico flooring in the open plan kitchen/dining area laid in 2019.

Design overhaul of the ground floor in 2019 – Ground floor renovations were completed which included the stunning new kitchen, bifold doors and patio doors.

Some of the kitchen features include an induction hob, American style fridge freezer, separate beer/wine fridge, integrated dishwasher and microwave / oven. The worktops are Quartz stone which is known for being both striking aesthetically and hard wearing.

Family bathroom – The bathroom was reconfigured and refitted in 2021 making what was a small family bathroom into a larger, efficiently laid out and strikingly designed family bathroom fitting for a house of this scale.

Utility room – As part of the renovation works a utility room has been created. This is a fabulous addition as it houses the washer, dryer, a sink and additional storage cupboards.

Bathrooms – The family bathroom upstairs offers a 4-piece bathroom suite and there is a shower room downstairs. Both rooms have W/c’s. If buyers were keen for a third bathroom to be added the owners advise us it would be possible to install an en-suite to the master bedroom, and had an architect draw up plans for this.

Garage – Originally larger than a single garage, it now benefits from fitted cupboards increasing the practical storage space in the property.

Under floor heating and gas central heating – The boiler was replaced 2017 which powers the radiators and hot water. A luxurious addition to the house’s heating facilities is underfloor heating in both bathrooms and garden room.

House alarm – The house is offered with a serviced alarm system for those security aware buyers.

Potential to do more – Whilst the master bedroom has potential for an en-suite, the remaining loft space has potential to convert into more living space. The current owners have been advised that a a 6th bedroom could be created in this loft, with potential for a jack and jill bathroom between the two loft rooms.

The garage could offer further development possibilities as could the garden space.

All development possibilities are subject the consents that may be required. Buyers are advised to carry out their own due diligence prior to purchase in this regard.

There is just so much to appreciate, and buyers are very highly recommended to book in viewing to fully understand the offering.
