House For Sale £825,000
Rectory Road, London N16

Description
This beautiful two-bedroom house lies within The Beckers estate, which was designed by Sir Frederick Gibberd, one of Britain’s most influential modern architects. The current owners have used the house as a blank canvas, collaborating with Mama Architecten to completely reconfigure and extend the flowing interior spaces. The materials have been carefully considered and include handmade Italian terrazzo and double-glazed Crittall-style windows imported from Holland. At the rear of the open-plan living space is a secluded walled garden, home to an abundance of plants and mature trees including cherry, eucalyptus and climbing wisteria. For more information on The Beckers, please see the History section below.

The Architect

Sir Frederick Gibberd (1908-84) was an enthusiastic modernist, recognised for his contributions to social housing and his radical designs for public and religious buildings including Liverpool Metropolitan Cathedral. Gibberd set up his private practice in 1930, winning his first commission for Pullman Court in Streatham at the age of 23 – an acclaimed project that led to commissions for similar schemes, including Park Court in Sydenham and Southgate’s Ellington Court. Increasingly recognised as the ‘flat’ architect, Gibberd, along with F. R. S. Yorke, co-authored the influential publication The Modern Flat in 1937.

The Tour

Entrance is on the ground floor via a pathway that runs through a neat front garden, which overlooks an immaculate lawn with mature trees at its centre. The front door was designed by carpenter Jonathan Elwell and includes a bespoke four-pin locking system.

A small lobby seamlessly flows into a vast open-plan living, dining and kitchen area that extends across the entire floor. This employs a neutral palette and is grounded by self-levelling poured concrete underfoot, which has been finished with a gloss sealant. Light flows into the space through solid Sapeli glazing by Piet Hein Eek at the front of the plan, and through Crittall-style windows and a skylight at the rear. The glazing at the front has triple-sprayed solid wood shutters, handmade by the New England Shutter Company.

An understated integrated kitchen runs the length of the wall, with sleek white cabinetry by Nob Ruijgrok, a ceramic tiled splashback and a playful checkerboard sink. The terrazzo worksurface was handmade in Holland and was inspired by Dutch kitchens of the 1940s. Steel Crittall-style doors at the rear of the plan frame a paved garden; these were designed by the current residents, also handmade in Holland. There is also a WC on this floor that features bespoke Italian terrazzo by TeVeBe, which continues in the upstairs bathroom.

The original staircase, painted a muted grey, ascends to an open room currently configured as a study, with original solid timber beams and vaulted ceilings. Natural light pours through Velux windows above and glazing at the front, which overlooks the communal gardens beyond. Floor-to-ceiling bookshelves emphasise the height of the room, and there is plenty of overhead storage concealed behind sliding doors.

The main bedroom lies at the rear of the plan. This has bespoke fitted wardrobes, also by Nob Ruijgrok, built flush with the wall. The adjacent bathroom has been finished with white Emperador honed marble and is illuminated by a square window that looks out from the shower across the treetops. There are wrought-iron style radiators and Italian-designed door handles by Olivari throughout the house.

There is a small external storage shed located in the right-hand car park. Residents are able to apply for parking permits and an allotment space.

Outdoor Space

As with the house, the private garden has been impeccably designed by the current owners. It is home to a variety of colourful plants and flowers including mahonia, fuchsia, ferns, star jasmine, hydrangea and blue ceanothus. There is a poured concrete shed base with laid electrics, which offers potential for future development.

A back gate leads to a plot of allotments, tended by a handful of keen resident gardeners.
