Description


The land consists of an attractive block of grassland and woodland which lends itself to a variety of uses subject to necessary planning consents, which extends in total to 12.73 hectares (31.45 acres) approximately.

Lot 1 consists of parcel 4652 and extends to 4.7 hectares (11.61 acres) or thereabouts, which is mainly grassland which has previously been cropped for hay. There is a proportion of broad-leaf woodland on the northern boundary which provides excellent shelter as well as making the land secluded and private. The land benefits from good access from a stoned private road from the A692 public highway.

Lot 2 consists mainly of parcel 4633 and extends to 3.19 hectares (7.88 acres) which is predominantly a Scots Pine conifer plantation. This is subject to an English Woodland Grant Scheme which there is a licence to carryout thinning of this woodland until 30 January 2025 and no more than 30% can be removed evenly over this specific compartment 9a. This parcel again has a good stoned private road from the A692.

Lot 3 consists of parcel 4622 and extends to 4.84 hectares (11.96 acres) or thereabouts, of predominantly Scots Pine plantation and is known as compartment 11a and again forms part of the English Woodland Grant Scheme. There is a licence to thin this woodland until 30 January 2025. This parcel also has good access from the A692.

It is considered that both Lots 2 and 3 would ideally lend themselves to diversification for leisure activities such as a high ropes course or paint-balling enterprise subject to the necessary planning consents.
Location and situation


The land and woodland are located on the fringe of the village of Dipton which is situated on the north side of the Derwent Valley and is accessed from the A692 main road which runs from the A68 at Castleside through to the A1 at Lobley Hill and provides excellent access to nearby Consett and further larger habitations such as Newcastle and Gateshead to the east and Durham to the south.

The property is freehold and the Title to the property is registered. Vacant possession will be given on completion.
Directions


From the A692 at the west end of the village of Dipton when travelling towards Consett immediately turn right after the national speed limit signs, you leave the public highway onto a barriered stone private road. This leads initially to Lot 2 and beyond to Lot 1 and Lot 3. A right of access will be given across this stoned roadway area as shown yellow on the boundary plan to provide access to all lots.
Sporting & mineral rights


Sporting rights are included in the sale. The mineral rights are reserved to a third party. It is understood there are historic coal legacies relating to the property for which the Coal Authority are responsible.
Basic payment scheme


Lots 1 and 2 are registered with the Rural Payments Agency on the Rural Land Registry of which there are 3.97 Non-sda entitlements pertaining to Lot 1 only. These are included in the sale of Lot 1 if required and the purchaser has other landholdings on which to claim Basic Payment Scheme as the area of Lot 1 only is below the minimum claim size for Basic Payment Scheme. Any transfer of entitlements will be undertaken by the selling agents on a payment of a fee of £300 plus VAT by any respective purchaser.
Environmental stewardship


The land parcel (Lot 1) is not part of any Environmental Stewardship Scheme, however Lots 2 and 3 have previously been part of an English Woodland Grant Scheme of which there is an active thinning licence to thin these woodlands to 30 January 2025.

Easements and wayleaves


The property is sold subject to and with the benefit of all rights including rights of way, whether public or private, light, water, drainage, water course, other rights and obligations and rights of adjoining owners (if any) and obligations relating to such and quasi easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains, water and gas and other pipes whether referred to in these particulars or not.

There is a public footpath which runs from the A692 initially in a westerly direction and then heads north along the western boundary of Lot 2.

The stoned private roadway access is reserved from the sale but a right of access with no maintenance liabilities will be granted to the prospective purchaser(s). There are various restrictions over the land which will require any purchaser(s) to enter into Deeds of Covenants with the beneficiaries of the various restrictions upon ascertaining the requirements (if any) of these beneficiaries.

Boundaries


The boundaries of each lot are identified by the red line around each lot.
