Description
Fully renovated stone cottage set in 30 acres of land enjoying the most enviable of rural locations, close to the picturesque town of Bewdley

Description

Hollyleaf Cottage is a delightful stone-built period property dating back to the 19th century and sits centrally in just over 30 acres of grounds and with the added benefit of an extensive period barn in which offers masses of additional square footage.

The land comprises both woodland and pastureland making it ideal for possible equestrian use. There is also a large pond and the perimeter follows the route of a stream.

In recent years the current owner has comprehensively renovated the property, tastefully blending character features with modern fittings and décor. The footprint is extremely large and there is plenty of scope to reconfigure to provide more bedrooms if required and to extend the cottage subject to securing relevant planning permissions.

From Arley Lane a short section of track leads to the secure gated entrance to the large driveway of Hollyleaf Cottage. At the end of the long and impressive driveway in a nicely secluded position sits the cottage where there is ample parking all around the property.

The cottage is beautifully appointed with good room sizes throughout and has a very light and airy feel. The side entrance door opens into the large utility and boot room that is fitted with slate floor tiles that flow through to the kitchen and matching wooden Shaker-style units topped with a black granite worksurface. There is an inset sink, plus space and plumbing for a washing machine and tumble dryer. A door opens to the useful ground floor shower room, which is fitted with white Metro-style tiling, down lighters, a corner walk-in shower cubicle, tiled flooring, vanity unit with wash basin and boiler cupboard.

The triple aspect kitchen comprises an array of wooden Shaker-style units topped with a black granite worksurface. There is an inset sink drainer, pull out larder drawer and pan drawers, Range- style 6-ring gas hob with double oven and extractor hood above, plus an integrated fridge and dishwasher.

A door leads to the fantastic dual aspect main reception room which is incredibly spacious and full of character. It has an impressive Inglenook fireplace with wood burning stove and exposed beams. The outlook provides delightful views across the gardens and to the woodland beyond. An open staircase rises to the first floor, there is a door opening out to the rear decking area and a further door opening to the large formal dining room.

The dual aspect formal dining room also has lovely views and is just as charming with an exposed ceiling beam and central feature fireplace housing an electric stove. This is a great space that currently comfortably holds an 8-place table and chairs as well as additional furniture.

First floor
The upstairs accommodation is accessed via stairs from the living room. The landing area is generous and has exposed beams. It is partially open plan to a study area which could also be used as a third bedroom. The occasional bedroom/study area has period beams and door leading to the wonderfully spacious house bathroom.

The bathroom has full coverage, neutral wall and floor tiling, a walk-in corner shower cubicle, a bathtub and vanity unit with washbasin.

Bedroom one is an impressive sized double room with a lovely high ceiling and a walk-in wardrobe which has lighting and is plumbed in readiness to be converted to an ensuite shower room. Bedroom two is a spacious double with exposed beams, a fitted wardrobe and delightful views.

Outside
The gardens and grounds are a huge selling feature. Much of the land is made up of several large paddocks, all of which are reasonably flat and thus incredibly user-friendly. Tucked away is a fantastic naturally fed pool which is a haven for wildlife and features lovely reeds and water lilies.

The cottage is bordered by more formal gardens which enjoy wonderful views of the woodland beyond and include a large, decked area with accompanying barbecue space, ideal for al fresco dining and entertaining.

To the rear is a useful summerhouse which has power and lighting and could make the perfect home office. To the side is the barn/tractor store, having an original oak beamed frame that is still intact and now clad with timber. Currently divided into three sections and lending itself to multiple uses, including workshop space, storage and housing cars or other larger vehicles such as tractors, caravans, motorhomes and the like.

Agent’s note
Hollyleaf Cottage is centrally heated throughout which is fuelled by lpg. Drainage for the property is provided by a septic tank. From Arley Lane there is a public bridleway, a short distance down here you will find access to Hollyleaf Cottage's private driveway.
