Local information
St Mary's Close is a very quiet cul de sac on the outskirts of Henley. Perfectly positioned on the door step to the countryside, but only just over a mile to the town centre.

Henley is a charming and famous riverside town within 10 miles of Reading, 35 miles of central London and 25 miles from Heathrow. It is surrounded by lovely countryside, dominated by the Chiltern Hills and the River Thames runs through the town itself. There are miles of walking, cycling and running routes along the Thames Path and in the surrounding countryside, and of course rowing and boating on the River Thames. Every summer the town hosts the world-famous Royal Regatta followed by the Henley Festival and Rewind Festival.

The town has a railway station providing a link to the mainline stations in Reading and Twyford with a fast service to London Paddington (from 28 minutes). Crossrail will allow direct access to the City, Canary Wharf, the West End and Heathrow Airport from 2022. The M4 (J8/9) is approximately 7 miles away, and the M40 (J4) is 12 miles.

Henley offers an excellent variety of shops, ranging from high street chains to independent boutiques. There are numerous coffee shops and many restaurants offering an array of cuisines. Sporting facilities include several fine local golf courses and clubs for rugby, squash, swimming and tennis. Local primary schools include Trinity, Badgemore and Valley Road, and are all rated good or outstanding by Ofsted. Gillotts School and The Henley College offer secondary and 6th form education.
Accommodation
The welcoming lobby has a wooden floor and provides space for hanging coats and leads either towards the bedroom accommodation or living area. The living area is semi-open plan. There is an initial light reception room, benefitting from a large square roof light and a full length feature window. It is semi separated from the kitchen dining area which opens to the rear. The kitchen is fitted with a range of storage options, granite work tops and built in appliances. It is L-shaped with windows to multiple aspects, including double French doors to the south facing patio and garden. The living space is flexible, providing a choice of use for each area. There is also a fitted guest w.c.

The bedroom accommodation is again flexible. The main bedroom is on the ground floor. It is a spacious room with built in wardrobes, two windows and an additional set of French doors leading to the secluded east facing lawn. It also benefits from an ensuite modern shower room with a corner shower. There are two further bedrooms on the ground floor, one with built in shelving along one wall, making it suitable as a study, if required. There is a contemporary family bathroom also on the main level, fitted with a bath and separate shower. The first floor provides a lobby area which could be used a study or reading nook, and which leads to the fourth and final double bedroom which has a fitted wardrobe.
Outside space
The rear garden is a delightful wrap-around space. The main section is south facing. There is a patio by the house and a lawned section, along with mature trees and planting. To one side is a green house and rear access to the garage. The garden spreads along the back of the house and provides an additional east facing secluded lawn, also with a mature border. On the edges of the countryside, the house and garden are both very quiet with a gate leading directly to a footpath and open fields.

At the front of the property there is plenty of parking for multiple vehicles and access to the garage with an up and over door.
