Weston Avenue, Leighton Buzzard, Bedfordshire LU7

Description
Alexander & co **19' kitchen/diner** **two double bedrooms** **potential to extend* (stpp)** **walking distance of schools and amenities**

We are pleased to offer for sale this spacious two double bedroom semi-detached family home, situated on a popular residential area which was the former service personal accommodation for RAF Stanbridge, which played a major role in wwii. The property is in an enviable location with its easy walking distance of a variety of schooling, convenience shop/post office, various parks, commuter routes (leading to the M1, A5 & A505) and a bus stop providing transport links to the town centre with onward connections to the mainline station linking to London Euston. The property is also within easy reach of one of the town's tourist attractions 'Narrow Gauge Railway', located in Pages Park.

Enter the property into the hallway with stairs leading to the first floor, storage cupboard, uPVC door to the rear and access to all rooms. To the right of the hallway is a 14' dual aspect kitchen/diner with a range of base to eye level units and drawers and ample space for a range of appliances. The 15' lounge to the left of the hall is also dual aspect and has a gas fireplace with hearth surround and mantle.

The landing provides access all rooms and an airing cupboard. With the nature of the build the WC is separate to the bathroom, however with a clever reconfiguration of access to the second bedroom and this area, an impressive four piece bathroom could be created. The 15' aspect master bedroom is real treat for the property with the space on offer, and is complete with a built in wardrobe. The second bedroom is also a double bedroom with a front aspect.

Outside the property has well-proportioned gardens with a carport to the side and offering plenty for those looking to extend to the side or rear (stpp). The front has a block paved driveway, pathway to the side gates and remainder laid to lawn. To the rear there is a large workshop with light and power, planted areas, established shrubs and remainder laid to lawn.

The property offers many benefits and potential to all buyers and should not be missed.

RAF Stanbridge opened in 1936 and served as a central exchange/wireless telegraph station for all communications, often used for much secret work during wwii. The base closed in 1995 with the land sold for development, known now as 'Billington Park' with the sports grounds remaining 'Astral Park'. The final remnants of the base closed in 2013 and land was sold for development which today is known as 'Rutherford Fields'. When the base was operational, our own valuer attended the nursery on-site.
