House For Sale £845,000
Barforth Road, Nunhead SE15

Description
Three bedroom semi-detached house with a pleasing modern treatment, double-glazing, and a generous garden of circa 35 feet - which blooms into an orchard for most of the year.

The location is a quiet and tree-lined residential Nunhead street. Stroll 10 minutes to Nunhead Station, and 15 to Peckham Rye Station (both are Fare Zone 2). You’re also close to Nunhead’s high street and central village-style green, and to Peckham Rye Park and Common’s 113 acres - walk but five minutes to each.

The ground floor hosts a huge and bright open-plan reception/dining room/kitchen with wonderful walnut herringbone flooring and a wood-burning stove. The fitted kitchen has modern white units paired with wooden worktops. Sliding double-glazed doors at the foot of the room both frame and provide access to the well-stocked rear garden (where your trees, bushes and plants include apple, cherry, quince, pear, olive, banksia, rhubarb, forsythia and verbena). A downstairs w.c. Completes the floor.

It’s up the stairs to the first floor for your three carpeted double bedrooms. These are over 12 feet by nearly 10 feet, 11 feet by over 8 feet, and 8 feet by over 8 feet. The largest bedroom has a built-in closet to one corner. The two rear bedrooms have garden vistas.

The windowed bathroom is set to the front of the house and (fitted in 2020). It has contemporary sanitary ware and an independent shower - all washing preferences therefore covered! Access loft storage from the landing space.

Finally, we should mention the handy lockable bike storage at the side of the house (included in the sale).

A good house and a good spot too. Delightfully-close to central Nunhead, you’ll want for little locally. We love Ayres bakery, Soper’s wet fish shop, Kudu Grill, Goodcup coffee shop, El Vermut and Mother Superior bottle shops, and Four Hundred Rabbits to name a few of the independent businesses. There’s a handy Co-Op (with cash machine) too.

The Old Nun’s Head is your local friendly neighbourhood pub. The Angel Oak (formerly The Rye) is also nice. A little further and you’ll find Peckham Bazaar on Consort Road - for amazing Pan-Balkan fayre and wines, plus local celeb-spotting.

The triangle at the top of Rye Lane is also quite the gastronomic destination nowadays. We recommend you check out Good Neighbour, Banh Banh and Mr Bao here.

The Bussey Building & Copeland Park complex, Market Building, and Peckham Levels are also but a short walk from your door - for the trendiest of eateries, drinkeries, exhibitions and the like (including rooftop bars and rooftop cinema in warm months). We particularly rate Forza Wine, Tonkotsu, Mike’s Pizza, and Kanpai London Sake Brewery & Taproom.

Bellenden Road, Choumert Road, Blenheim Grove, Rye Lane provide further options (Levan, Artusi, Made of Dough, The Begging Bowl and Ganapati to name a few). Camberwell, New Cross and Deptford are also close.

Peckham Rye Park and Common and Nunhead Cemetery are near to you, for weekend strolls/outdoor exercise. East Dulwich’s leisure centre is an 11 minute walk for modernised Victorian pool and gym.
