House For Sale £495,000
Moorby Road, Wood Enderby, Boston, Lincolnshire PE22

Description
A new, contemporary, single storey, three to four bedroomed home has been built to a high specification and offers expansive, light-filled, open plan spaces for modern-day living. Standing on a quiet, country road in a hamlet a 7-minute drive from the market town of Horncastle as well as within 10 minutes of the Lincolnshire Wolds, an Area of Outstanding Natural Beauty, and 10 minutes from Woodhall Spa, there are excellent schools, shops, pubs and numerous places to visit, even the seaside, within very easy reach.

The property has been built by the owner, a reputable, experienced Lincolnshire builder. “I have a keen eye for the local area having worked on numerous properties round here, and this hamlet is in a prime position giving you peace and tranquility without being off the beaten track. Horncastle is a good market town with a Tesco, good schools, and everything else you need, only 7 minutes by car, whilst neighbouring Woodhall Spa (6 miles) is a busy, popular place with a great many hotels, just 10 minutes away.”

“It is very hard to come by bungalows in this part of the world, particularly of this calibre. We almost totally demolished a very shabby building that was on the plot replacing it with this one built to a high specification with everything brand new – it’s been quite a project as we wanted to make it perfect. Everyone has been amazed at the transformation and seems to love it!”

“The house is really spacious inside with a lovely open feel, with vaulted ceilings, one even in a bedroom. We’ve installed top quality fittings with easy maintenance in mind, paying great attention to all the details such as the copper splashback behind the hob and the trio of pendant copper lights above; the stone worktops have stone upstand behind the sink, and the kitchen units have very thick, timber, handle-less doors, and the ovens with their slide-and-hide doors, and hob have digital touch controls, all for a streamline finish. The skirtings are all the deepest you can buy, and the internal doors are quality, oak-effect laminate with black and chrome handles. The contemporary log-burner has three windows and sits on a glass hearth; it is extremely effective, positioned so it can be appreciated whilst cooking as well as sitting round it, relaxing.”

“The house is incredibly well insulated - it has to be high density insulation when there are vaulted ceilings – and the way the floating floor system has been laid with the underfloor heating is about as good as it gets, all run from a high-performance oil boiler. We specially chose a top-quality laminate floor due to its durability and low maintenance, whereas the bedrooms are all carpeted.”

“The bathrooms are entirely clad with large, solid stone tiles, and the contemporary bath in the family bathroom features a modern, handheld mixer tap carefully fitted to conceal the hose, forming a sleek finish.”

“We designed the garage with its automatic doors, to be in-and-out for convenience so that you can drive through it onto the paved area behind, unload your shopping near the side entrance, and then back up into the garage. It also presents an extra parking space if needed. Someone might want to add a carport, or a gazebo to create a barbecue area if they wanted – there are lots of further options.”

“The beauty of the plot is that the sun comes into the rear garden all day; it’s south facing along the back where the master bedroom French doors and the bi-folds from the kitchen open onto the paved area and the garden. By the evening it has come round to the side of the house and back of the garage; after dark there is outside, ambient lighting.”

“There is so much to see and do nearby – the coast, whether it’s at Mablethorpe or Skegness for instance, is about a half hour drive, with the Wolds only ten minutes away with its beautiful scenery and pretty villages and pubs. Within a few minutes of the property there are two, The Red Lion at Revesby, and the Ebrington Arms at Kirkby by Bain, that serve excellent food.”

The position of Oak Haven Lodge is extremely desirable as it is in a tranquil, rural spot yet within easy reach of towns, schools, beautiful scenery, and the seaside. Located in a hamlet with the attractive market town of Horncastle just 4 miles (7 mins) to the north and the Lincolnshire Wolds a few miles beyond, Lincoln is 26 miles (40 mins) to the west, Sleaford 20 miles (30 mins) to the southwest and Boston 15 miles (20 mins) to the south. Less than 6 miles (10 mins) to the west is the former spa town of Woodhall Spa, still popular and retains its Victorian elegance. All the seaside resorts along Lincolnshire’s coast are around a half an hour’s drive such as Skegness to the east and Mablethorpe further north. Newark-on-Trent is around an hour’s drive where you can pick up the A1, or, if travelling North, a similar distance at Markham Moor.

There are endless places to visit with Revesby Abbey, Tuphold Abbey, and Bolingbroke Castle very close by, Tattershall Castle and RAF Coningsby with its Battle of Britain Visitors’ Centre about 10 minutes away, various wildlife parks within easy reach as well as the rolling hills of the Wolds with their pretty villages, pubs and cafes, and Cadwell Park, a motor racing circuit about 12 miles north, in the centre of the Wolds. The Red Lion at Revesby and the Ebrington Arms in Kirkby on Bain are lovely places to dine out, only 5 minutes away.

There is a wide range of excellent schools in the area with Ofsted rated Good primary school at Mareham Le Fen just 2 miles south. Another, St. Andrew’s Primary, is also rated Good in Woodhall Spa, a few miles west. Queen Elizabeth’s Grammar School is a mixed state secondary in Horncastle, just 7 minutes away, rated Outstanding by Ofsted whilst Banovallum School, also co-ed, is rated Good. Other options are in Sleaford, about 30 minutes away: Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), as well as St. George’s Academy, all rated Good by Ofsted. The Lincoln Minster Schools are superb independent schools in the heart of Lincoln about 26 miles west (40 mins).
