Description

A detached flint-faced single storey period country cottage of abundant charm and character. Set within a beautifully landscaped walled cottage garden, the property is very conveniently situated within level cycling and walking distance of South Street and the banks of the Ouse.

With origins dating back to the late 1800s, this property was sympathetically and skilfully converted in the 1990s from a former farm outbuilding to create a well planned detached home of infinite charm and character, that is ideal for modern family living across ground floor level. The central reception Hall leads through to the generously proportioned double aspect Sitting/Dining Room with feature vaulted ceiling and welcoming wood burning stove and to a garden room with views over the garden to the fields beyond. There is a further connecting door returning via the tastefully presented Kitchen to the Hallway on the other side of which are to be found two Bedrooms and a family bathroom. Over and above the bedroom accommodation is an extensive roof void, which could be converted/adapted for further living space, all subject to attaining the appropriate planning and building consents.

Outside: The garden is a true feature, comprising a raised cottage garden with feature garden well and broad walled courtyard that is approached via a oak five-bar gate and pedestrian access. The courtyard affords secure off road parking comfortably for two vehicles and potentially more. Location

Southerham is well known and associated with the Downland Nature Reserves at nearby Southerham Farm and beyond to Malling Down which sits on the fringes of the East Sussex County Town of Lewes, with Malling Down dominating the easterly skyline of this quaint historic town.

Both lie within the chalk massif of the Lewes Downs and are part of the South Downs National Park. They share their space with Glyndebourne and Glynde Estates and the Lewes Golf Course. The ancient hillfort of Mount Caburn is found on the south easterly corner of the Lewes Downs overlooking the main stretch of the South Downs separated by the River Ouse and surrounding wet meadows that extend down to the sea at Newhaven. This ancient hillfort is often highlighted by paragliders hanging in mid-air above its earth works.

Lewes is affectionately described as a small town with a big heart. Historians believe the name derives from the Old English ‘hlaews’ (‘hills’ or ‘mounds’) as Lewes is built into the slopes either side of the Ouse Valley. It was here that Simon de Montfort fought the Battle of Lewes against the King and where Tom Paine, author of ‘The Rights of Man’ once lived. Lewes has long been known for its spirit of independence and the inhabitants are proud of its significant history stretching back to Saxon times.

There are lots of things to do in and around the county town. Lewes is a great place to shop with so many independent, antique and quirky shops. It is also the perfect place to stop for a bite to eat or a drink in one of the eclectic number of pubs. Lewes also boasts a working brewery situated in the heart of the community on the banks of the Ouse. Commuters abound with a mainline railway station (London/Victoria just over the hour) found at the bottom of Station Street, which in turn leads off the High Street. There are three supermarkets, the acclaimed independent Depot cinema, leisure centre, tertiary college, along with well attended primary and senior schools. The Universities of Sussex and Brighton and the coast at Brighton are found 6 and 9 miles away respectively and the famous Glyndebourne Opera House is about 4 miles away on the outskirts of Ringmer. The Downs and local countryside are a paradise for walkers, cyclists and nature lovers. Lewes is situated just off the South Downs way and within the magnificent South Downs National Park.
