The site

With direct access from the B3303, the site is predominantly level and forms part of the carpark of the former Crown Inn which closed approx. 3 years ago and now operates as a bed and breakfast. The site extends to approximately 0.3 acre and is bordered to the rear by farmland.
Planning

Outline planning permission, with some matters reserved, was obtained for the construction of up to four dwellings, Ref No. PA21/07495, dated 19th October 2021.

The conditions of the planning consent are:

1. Details of the appearance, landscaping, layout and scale, (hereinafter called the reserved matters) shall be submitted to and approved in writing by the local planning authority before any development begins and the development shall be carried out as approved.
2. An application for approval of reserved matters must be made no later than the expiration of 3 years from the date of this decision and the development hereby approved shall commence no later than 2 years from the final approval of the reserved matters or, in the case of approval on different dates, the final approval of the last such matter to be approved.
3. The development hereby permitted shall be carried out in accordance with the plans listed below under the heading “Plans Referred to in Consideration of this Application”
4. Before any other building or engineering works are carried out on the site, the access shall be laid out and constructed in accordance with the details shown on plan 18001-pl-00-04 and retained as such thereafter. All land within the visibility splays shown on drawing no. 18001-pl-00-04; shall be reduced to a height not exceeding 900mm above the adjoining carriageway level and thereafter no obstruction shall be permitted within the approved visibility splays.
5. The reserved matters application submitted pursuant to condition 1 shall include no more than 4 dwellings.

Agents note: The vendors will grant an easement on their retained land in order to facilitate the soakaway of the private sewage treatment works required for the development.
