New build options

The size of this new build property gives you unique flexibility unfound in most new build homes.

The internal layouts shown on the plans are examples only and you can change these to suit your own requirements. The internal walls are wooden stud work covered by plasterboard, which means that you can design the space to suit your individual needs, subject to any Building Control or Fire Regulation requirements (for example the hallway needs to have some enclosure for fire regulations).

The ground floor is a beam and blockwork construction which means that you could specify either underfloor heating or conventional/designer radiators utilising a conventional gas-fired combi boiler, air source heat pump or even solar energy. The current predicted energy rating based on gas-fired heating is rated B, meaning lower fuel costs.

The roof lantern of the Orangery together with the full height window and fully glazed bi-fold doors mean that the Orangery and Kitchen will be flooded with light and make the garden an extension of the house, with green belt fields to the rear.

Similarly, the living area with bi-fold doors extends the room into the garden and floods light into the space.

Site details: This is the boring but essential bit – test pits have been dug on site to show the land is clear of roots, has solid foundation and drains well. These have been inspected by wmdc Building Control and standard strip footings of 1mt – 1.3mt depth have been agreed for foundations, which is the best (and cheapest) possible option. The land was originally agricultural prior to 180 being built in the mid-1950s (information taken from original deeds etc).
