Description Located in the prized Northamptonshire village of Earls Barton is this deceptively spacious Victorian property, 'North Cottage'.

There is a double garage and summer house at the rear plus a good sized sunny and private rear garden.

There are open fires to most rooms on the ground floor and exposed wooden floors, there is a conservatory leading off of the kitchen/diner and also a very useful walk in pantry.

To the first floor you have three double bedrooms, a study and the family bathroom.

The rear garden is private and sunny and a pleasant place to sit and unwind, there is also access to the summer house and double garage (currently used as a work shop) which also has the bonus of an inspection pit and a period WC!

Location The village of Earls Barton is situated between Northampton and Wellingborough, which are easy accessed via the A45, both of which have mainline rail services to London, the M1 & A14 are easily accessed as well which makes this a great location if you need to commute.

The village has good amenities which include the Co-Op Supermarket, public houses, library, chemist, butchers, church and playing field.

The village has boutique shops, restaurants and take aways, while "Rushden Lakes" for further shopping and leisure facilities is only a short drive away.

The village has a primary school and secondary schools are in Wollaston and Wellingborough. Nearby private schools are Wellingborough, Northampton High School for girls, Quinton House and Pitsford.

All in all a great area to raise a family and put down some roots.

Vendors comments Why I love Earls Barton

•Spoilt for choice with a wonderful array of shops, 'Daisy and Dot' is a particular favourite
•I really could not have wished for better neighbours
•Great eateries, varying from afternoon teas at the famous, 'Jeyes' and much, much more
•Monthly jazz evenings at 'The Swan', with Roy on his his spoons!
•Comedy and music nights at 'The Swan' and 'Saxon Tavern'
•'Ruby and Claret' for that sophisticated evening with friends
•Yoga Group
•The home of 'Kinky Boots'
•Carols on the Square every Christmas eve, ending with an incredible fireworks display
•Earls Barton Music and being part of the choir
•Making costumes for carnival time
•Earls Barton Village Festival and being able to show my artwork
•Soapbox derby, it really is like you see on the telly!

Just some, of the above reasons why I have loved being part of this wonderful village, the great community spirit that really embraces what village life is all about.

A few of my favourite things about the house:

Lockdown gave me a chance to renovate the summer house and landscape the garden, which are both great spaces.

The house lends itself to entertaining and I have had many a dinner party and musical evening here. During the winter months, we have had the fire going and toasted marshmallows and during the summer day enjoyed the beautiful west facing garden which gets the sun from midday onwards.

Storage is in abundance and there is the double garage, where we have our workshops.

North Cottage, boasts wide, open spaces and the high ceilings make it feel light and airy, but still very characterful and homely.

It has those lovely nooks and hideaway places, quaint picture rails, original floorboards and those gorgeous Victorian floor tiles.

I hope the next occupiers will get as much joy from this house as we have.
