Little Shotts has its own entrance from the drive leading to a parking area. It is single storey, with an open plan kitchen/sitting/dining room and two en suite bedrooms.

Tenancy:

The Shotts is available to let on an Assured Shorthold Tenancy agreement with the initial fixed term to be agreed.

The Shotts is to be let unfurnished or part furnished subject to negotiation with the Landlord.

The deposit will be the equivalent of 5 weeks' rent and will be held in Strutt and Parker's licensed tenancy deposit account, in accordance with the Tenancy Deposit Scheme rules.

Pets may be considered on a case by case basis.

The Tenants will be responsible for the costs of maintaining the garden however the Landlord requires their contractor to be instructed given their familiarity with the property.

Bovey Tracey, known as ‘the gateway to the moor’, offers a wide range of everyday facilities, including banks, library, health centre, garages, shops, galleries, inns and restaurants. The popular town of Ashburton is also nearby, offering a good number of local shops, boutiques, pubs and restaurants. There are many reputable schools in the area including primary schooling at Widecombe-in-the-Moor and Bovey Tracey, whilst Stover School is just 4.5 miles away. Daily school bus services are also provided from Bovey Tracey to Blundell’s in Tiverton and St. Peter’s in Lympstone.

The Shotts benefits from an idyllic Dartmoor location, yet 17 miles to the east is thwe county’s capital, Exeter, which is the most thriving city in the South West. The city offers a wealth of cultural activities with the theatre, the museum, arts centre and a variety of good shopping, including John Lewis, Waitrose and many restaurants. A number of good schools can be found in Exeter including Exeter School, Exeter College and The Maynard School, whilst Exeter University is recognised as one of the best universities in the country.

Communications are excellent with the A38 just five miles away, providing links to the M5 at Exeter and the A30. Intercity high speed trains operate from Exeter St David’s to London Paddington, the Midlands and the north of England. From Exeter Central trains operate via Salisbury to London Waterloo. There is a range of flights from Exeter Airport to a number of domestic and international destinations.
