Description
A charming and spacious two bedroom Victorian mid terrace with twin receptions, a rear garden and log cabin, in our leafy neighbourhood of Higham Hill. It's all located just off Higham Hill Road with a host of amenities on your doorstep, excellent transport links and plenty of open green space nearby.

Nature lovers will relish having Higham Hill Park just five minutes' walk away. The lush grounds of Lloyd Park are eleven minutes on foot and the 500 acre, blue and green expanse of the Walthamstow Wetlands nature reserve is just as close and can be joined half a mile away at the bottom of Worcester Road.

If you lived here...

You'll be welcoming friends and family into your 140 square foot lounge with vintage ceiling moulding overhead, a high-mounted bay window (which could make for a fine window seat depending on your interior design ideas) and a beautiful vintage fireplace. Through to your similarly-proportioned dining room for an immaculate space with a connecting window for extra natural light, under stairs storage, artfully distressed engineered walnut effect floorboards and a garden view. Next, into the kitchen to be greeted by pine cabinets, a white tiled backsplash and full complement of appliances.

It all leads out to your lush and lengthy forty five foot rear garden where a sublime patio area leads to low-maintenance Trulawn and gravel, all flanked by glorious flourishing beds. Here's where you'll find your south-facing 100 square foot log cabin, an immaculate and versatile space suitable for all manner of uses. Back inside and the ground floor is completed by a pristine white bathroom with a sectioned-off WC. Head up the stairs now for the master bedroom; an incredibly generous 150 square foot double with twin windows. Bedroom two's a solid double with a garden view, while your second bathroom features a shower over the tub, recessed Belfast sink and backlit mirror. Lastly, you're in a friendly neighbourhood here - your street even has its own WhatsApp group - plus there's residents' parking and drivers can be on the North Circular in six minutes.

Blackhorse Road station is a sixteen minute walk or five minute cycle and will get you directly to Oxford Circus in nineteen. You're right at the top of the line here too, so you'll always get a seat. Alternatively, just one stop in the other direction (or a ride on the W15 bus from around the corner outside Lloyds pharmacy) is Walthamstow Central for speedy City access, the Empire Cinema and Walthamstow Mall, plus our buzzing thoroughfare of Hoe Street and the historic environs and esoteric eateries of The Village beyond.

What else?

- You have seventeen primary/secondary schools within a one mile radius rated 'Good' or better by Ofsted, including two which have been deemed 'Outstanding'.
- We'd me remiss not to recommend The Tavern On The Hill as your new local, just four minutes' stroll from your front door. It has recently been given a new lease of life by Wild Card Brewery, who also have their sociable and stylish Lockwood taproom an eight minute stroll away, perched at the top of the Walthamstow Beer Mile.
- Date night? Sumoki Sushi's a hugely popular recent addition to the area and serves up generous portions of fresh, authentic Japanese cuisine including out-of-this-world crunchy tempura rolls.

A word from the owner...

"We have very much enjoyed our time on Cumberland Road, but due to changes in our personal circumstances, the time has sadly come to move on. We have enjoyed going on many long walks in nature, such as in the Walthamstow Wetlands, Tottenham Marshes, or walking along the River Lea. Epping Forest is also just a short drive away, and there are many great walks and trails to discover there. I have also enjoyed going for runs around Lloyd Park (a 10 minute walk when you turn left out of the house), and on weekends, there is a fantastic market just outside the William Morris Gallery with lots local and artisanal produce to sample.

We don't really go out for drinks much, but there are plenty of new breweries opening up within walking distance of the house for any of those that are interested in artisanal beers. If we don''t feel like cooking, we occasionally like to order take-away from Yard Sale Pizza, which we would highly recommend!
