House For Sale £875,000
Malpas Road, Brockley SE4

Description
Immaculate three bedroom bay-fronted Victorian end of terrace house of 1018 square feet, over three floors, with a seriously-impressive architectural treatment by nimtim architects, and a generous east-facing garden.

The very modern house has great eco-credentials behind its modern frontage, and interestingly, is one of a handsome pair of homes created from a huge double-fronted house (completed in 2016). If it looks familiar… it has featured in various publications since (es 'My Home', Ideal Home and House Beautiful)!

The house benefits from a low Council Tax band, and boasts a host of brilliant features; these include double-glazed timber sash windows, custom-built integrated storage and shelving solutions, and wall-wide sliding doors to the garden.

Walk just five minutes to Brockley Station (Fare Zone 2 and on the London Overground network, as well as offering regular train services - you are just two stops from London Bridge). The DLR at Deptford Bridge is a 15 minute walk.

There’s a shared main front door in a welcoming yellow. Then you angle right from the smart hallway for your own front door. Open into a wonderful open-plan oak-floored through-space, which begins with a traditional bay-fronted front reception room, and flows through (lots of built-in bespoke storage here, plus a downstairs w.c.) to the bright kitchen/dining room of 13 feet by nearly 15, with large roof light, and sliding doors onto the decked section of the garden. The modern fitted kitchen units are paired with ceramic herringbone wall tiles, and you’ve got a large laundry cupboard with plumbing, too.

Up to the first floor and your contemporary bathroom (more herringbone tiling looks and works a treat in here) rests to the back of the house. It’s got mirrored cabinet storage and a good over bath shower. The room’s lit by regular and skylight windows.

Next up is the first bedroom - of nearly 13 feet by 7 feet, in a classy pink hue, with a garden view (bespoke shutters to the sash window here), and a slimline radiator.

Across the width of the house, you’ve got your second bedroom. This one’s over 13 feet by over 9 feet, and has twin sash windows to street views, a pale carpet (as all the bedrooms do), and custom-made window shutters.

The third floor is home to a big double bedroom with large skylight window, and lots of accessible eaves storage, plus a bank of built-in closets.

As well as being close to great transport options, local schools are excellent and include Myatt Garden, John Stainer and Haberdashers’ (3-18).

Local green spaces are equally pleasing! We love Hilly Fields, Ladywell Fields, Nunhead Cemetery and the Telegraph Hill parks in particular. Greenwich and Blackheath are closer for bigger.

Central Brockley is also close for coffee shops, restaurants, bars and such (independent in the main); a handful we like are Cooper's (for fresh bread), The Orchard and Parlez (neighbourhood-style restaurants), Brickfields (cocktails), Brockley Brewery (beer) and Browns of Brockley (coffee).

Nunhead with its high street and village-vibe is also close. Here we like Kudu Grill, Ayres bakery, fc Soper wet fish shop, as well as The Old Nun’s Head.

New Cross’s centre is very cool as well - with its pretty, historical buildings, and growing number of pubs and eateries - including The Rosemary (organic Hungarian fayre), The Rose Inn, The Telegraph at the Earl of Derby, The Amersham Arms and Meze Mangal. Thanks largely to Goldsmiths University, New Cross attracts a young creative crowd and even has its own contemporary art gallery and a Curzon cinema.

Deptford High Street and Broadway are also local - for classy restaurants including Marcella and The Winemakers Club, and there are cute bars in Deptford Market Yard. And trendy Peckham is also easily-reached for more options. Some of our favourite SE15 spots are Kudu, Peckham Bazaar, Levan, Forza Wine, Ganapati, Peckham Levels and The Bussey Building.

For markets we like the Saturday offerings of Brockley Market (in Lewisham College car park), Telegraph Hill Farmers’ Market (Lower Park) and North Cross Road market in East Dulwich.
