House For Sale £1,300,000
Sun Hill, Royston, Hertfordshire SG8

Description
The origin of "The Mount" is believed to be linked to Lord Monteagle who gifted his daughter Frances Parker, a dowry of £1,000 in 1595 and from this it is thought, that she built a convent believed to be "The Mount". It seems land registration did not come into being until 1862 and the earliest deed the vendors have, is for the sale in 1841 by Lord Thomas d’Arcy who was the speaker of Parliament. Another famous, 20th century occupant between the years of 1947-1957 was Willie Stephenson racehorse trainer who had both Derby and Grand National winners. His stables were in Royston in the 1960’s.

This exceptional, well-proportioned, 1860's detached family home, is in need of some updating in certain areas, yet benefits from a wealth of original features from the period with expansive accommodation over three floors offering flexible living and work options. The property is light and airy throughout benefiting from an elevated position within the town, with excellent views to the front of the property over Royston and fields in the distance; on a clear day you can see Cambridge.

The property benefits from both residential and D1 usage. A part-glazed front door opens to an entrance hall with a staircase leading up to a cloakroom and the upper ground floor whereupon you step to the impressive, centrally located reception hall with a superb staircase rising to the first floor and all upper ground floor rooms.

The drawing room has two fireplaces and enjoys a dual aspect with views over the garden. A twin set of French doors lead to a very large garden room running the length of property, with a ceramic tiled floor and further French doors to the rear garden. It is southwest facing and therefore receives the sun well into the evening. The study has a tiled fireplace and fitted cupboards and directly opposite across the hall, the dining room again enjoys a dual aspect with a bay window to the rear making this a superb entertaining space. The kitchen was extended in 2015 and refitted with a range of units with ample work surfaces, an island unit, integrated appliances and space for those that are freestanding. There is also a wall mounted boiler, which was fitted within the last 2 years, serving the upper ground floor and first floor.

A staircase in the kitchen takes you to the lower ground floor, which again was extended in 2015 adding further facilities to the ground floor. These included double toilets, further storage, a new kitchenette and separate entrance foyer and heating system to the rest of the property. Until recently this has been let as separately rated (schedule D) for office accommodation comprising 3 open plan offices and conference/meeting room, wired throughout for data and telecoms, which extends to an executive office on the first floor. Alternatively, this floor also lends itself to being purely used as extended residential accommodation which can be described as: A day room with windows to the front and side aspect and a part vaulted and panelled ceiling; a family room with a fireplace; a playroom with a window and a part glazed door to the front aspect; snug to the rear; a utility room with plumbing for a washing machine, space for tumble drier, freezer, racking and shelving; a boiler room with a wall mounted gas boiler (fitted within the last two years) serving purely the ground floor.

The first floor galleried landing is superb with stripped wooden floors and fitted cupboards. The master bedroom benefits from a delightful full length bay window with a further sash window offering views over the garden and a dressing room with a fitted range of wardrobes. Bedroom two is located to the front of the property with a walk-in bay window offering exceptional views over the town and onward countryside. There are three further bedrooms (one of which could be used as a dressing room as it has an interjoining door with bedroom 3), a separate WC and family bathroom with a suite comprising of a handbasin, panelled bath and corner shower, occupies the previous convent chapel area featuring a high vaulted ceiling and original stain glass windows.

Outside, the property benefits from an exceptional elevated plot. There is gated vehicular access to the front by way of wider than normal, remotely operated electric gates, wide enough to provide access to commercial delivery vehicles. There is also an adjacent side gate for pedestrian access. There is a large, shingled parking area for circa 6-8 cars and a triple garage, two of which have remotely operated roller electric doors. The gardens have been well-maintained and are mature to the front of the property with a wealth of trees, plants and shrubs. There is pedestrian access to the rear of the property with an additional water closet and shed.

The rear garden is of particular note being predominantly laid to lawn with mature trees, plant and shrub borders. The whole is enclosed by extensive walls and timber fencing. There is also a patio area, an outside tap and gated pedestrian access. Security lighting surrounds the property, which is monitored 24/7 by CCTV. Both residential and commercial areas are also fitted with separate sophisticated alarm systems.

Overall, this is an exceptional family home offering a wealth of possibilities, rarely available in this popular central town location. Having Schedule D planning permission, provides for a wide scope of uses, for example, the property has been previously used as a pre-school and day nursery. The Mount is unlisted, outside the town conservation area and has ample space to for further extension STPP.

Royston is a busy market town lying in the north-east corner of the county of Hertfordshire on the border with Cambridgeshire. Cambridge City Centre is just under 14 miles away.

There are excellent shopping and schooling facilities in the town and residents also benefit from a well-regarded health centre and numerous restaurants and recreation facilities including a golf club, cricket club, etc.
