Description
Clifton House is a handsome period house which offers a great range of accommodation over three floors. Originally built as a single house with its adjoining neighbour, the property is Grade II Listed for its special architectural or historic interest. It is understood that the property underwent a full renovation programme in the early 1990’s to incorporate a number of en suite bath/shower rooms, a delightful garden room and two detached garages/workshops. Many of the original features have been retained and add to the appeal of the property, such as sash windows, high ceilings and cornicing, wide doors with attractive surrounds and French windows at the front with striking lattice work and pilaster framework around them. There is secondary double glazing throughout. Of particular interest is the wood panelled library on the north-west elevation, believed to have been built by the rector in around 1900 to be used as a village reading room, but could be used for a number of purposes such as a games/snooker room, office, gym. This is a lovely light house with well-proportioned accommodation which offers a number of opportunities for further development if required and subject to receiving the necessary consents.

Accommodation
An attractive doorway with Tuscan columned porch and half glazed door with stained glass side lights opens into an inner porch with parquet flooring and a further half glazed door leading into the reception hallway which has a tall central archway, doors leading off to the drawing room and kitchen and a wide staircase rising to the first and second floors.

The spacious drawing room which sits at the front of the house and has a wonderful walk-in bay with three tall sash windows and panelling underneath, bringing lots of light into the room. Adjacent to the fireplace is an attractive display of built-in cupboards with display shelving above and a tall multi-pane window overlooking the front garden. The ceiling has stepped coving and a wide covered beam divides the room into potentially two separate areas. A wide panelled display alcove at the back of the room provides the potential to knock through to the inner hallway and kitchen to create a much larger open plan living kitchen if required and subject to any consents.

Off the drawing room is a most impressive full height library/study. This room is believed to have been added in around 1900 by the village rector for use as a village reading or meeting room. There are wood panelled walls on all four sides with ornate carved borders and incorporating a fireplace with tiled inserts and an attractive tiled hearth and back panel housing a wood burning stove. Built into the panelling above the fireplace is a wide mirror. Wonderful wooden roof trusses span the room and a large high sash window brings in light from the front of the house. Again, this room has potential to create further space by adding a mezzanine floor if required and subject to any necessary consents.

From the entrance hall an inner hall leads through to the breakfast kitchen which has a good range of pine units incorporating a gas fired Aga and companion with a bespoke tiled splashback depicting a charming farmyard scene. There is a separate built-in electric oven, a four-ring gas hob and a microwave. A large multi-pane window with a fitted corner seat overlooks the rear garden. Adjacent to the kitchen is a rear entrance with a door out to the gardens, a useful utility room and a door through to a generous garden room, which has a glazed roof and double doors out to the rear gardens. This room leads back through to the library. Also on the ground floor is a shower room and a storeroom with a door out to the rear and steps down to the cellar.

A path leads up to the notable columned porch and front door, along the side of which is a small enclosed lawn with hedging and herbaceous plants.
