House For Rent £2,700
Crofton Park Road, London SE4

Description
Property Reference: 1264892.

We are proud to offer our delightful 4 bedroom, 2 bathroom (+ additional separate toilet) Victorian terraced house in a great location. Location is great for families and professionals alike. It benefits from lovely neighbours- particularly immediately either side, but throughout the street (with an active Whatsapp group and an annual street party). Property is tucked away, set back well away from any main road and is not used as a through road, so feels very quiet and safe for children and adults alike.

Tastefully redecorated to a high standard. Offers 3 really good sized bedrooms and a fourth that could be used as a small double at a push (currently used as an office and spare bedroom). Main bathroom has bath and large shower over bath (with an additional handheld shower). With large built-in cupboards, housing boiler but with ample storage for toiletries, towels etc. Second bathroom on the top floor with a shower and vanity unit. Separate living room and dining room both with lovely high ceilings.

Kitchen benefits from double oven, microwave, gas 5 burner hob (with wok burner) and extracter fan routed to outside (not just re-circulating), built-in dishwasher, washing machine, tumble dryer, american style fridge-freezer. Microwave also included. Has a 'semi-island' that you can seat a couple of stools at.

Garden is West facing, so offers nice evening sun. The property backs on Kings College Sports Ground, so it is not overlooked by any neighbours at the rear. Garden benefits from extensive decking area, with seating and a liftable section to house a sandpit underneath if you're so inclined.

Good storage- built-in cupboards in the lounge, dining room, master bedroom and top landing. Understairs cupboards on the ground and middle floor.

Hard floors throughout the ground floor for easy cleaning. Newly fitted carpet on the stairs and landing. Carpet in the small bedroom, floorboards in the other three.

Property benefits from:
- Use of Bike Shed in front garden for up to 3 bikes - no more muddy bikes in the house
- Combi-boiler for efficient distribution of hot water (no heating up a water tank)
- Alarm system for security
- Double glazing in most windows (excepting 2 front bedrooms on 1st floor)
- Fibre broadband available at the property

Gas & Electricity - about £100 combined (before the recent price rises, so not sure longer term, but to give you an idea). Council Tax band E (currently £180 per month)

About the area:

Blythe Hill fields is literally at the end of the road and is great for sunsets, with views over London, a playground for the kids and a ping pong table for aspiring Olympiads! Short walks to Ladywell Fields, One Tree Hill and Hilly Fields (10 mins) or venture further to Peckham Rye (20 mins).

Several lovely local hostelries - The Chandos (a great range of beers and nice pizzas), Blythe Hill Tavern (proper old skool boozer, one of the few places in London with decent Guinness), Honor Oak Tavern (good beers and great food), Jeromes (for those that like a glass of Pinot or Chablis). Joyce and London Beer Dispensary (both do a good range of keg/ipa style). I mean, we could go on, least it make us sound like alcoholics...

and local food is not bad either. Babur (put some pimp in pilaaf), Brockley's Rock (just great fish and chips), Le Querce (Family-owned Italian, where 'you can come in, but you can never leave'.... Great deli too), Malaysian Deli (cheap, substantial and yummy). Then you have the full range of what Peckham has to offer if you fancy venturing a bit further or are ordering in...

For those that want coffee, lunch or cakes- My Jamii (lovely social enterprise also selling sustainable produce), Fred's and Rise all 5 minutes walk. There are plenty of others.

If you actually want to cook. Proud Sow butchers down the bottom of the road does a great selection of free range native breeds (and have now opened The Croft opposite to utilise their offcuts- selling tasty soups and awesome sausage rolls!). Marvellous Greens and Beans will supply some fitting fibre to go with that protein. And Jay's Budgen's, the shop that has everything (including a lovely family running it, who cook up and sell awesome samosas and more occasionally full curries). Jones of Brockley or Le Querce deli should cover you off. Honor Oak provender sells an awesome sour dough. Co-ops and Sainsburys local available if you prefer. Or large Aldi and Lidl in Catford.

Schools - Stillness Infant and Primary (Ofsted Outstanding) literally just around the corner (A really lovely school that our son currently attends). Gordonbrock, Beecroft and Prendergast also within walking distance.

Ideally located for transport. 8-10 minute walk to Honor Oak Park for overground and national rail, 6-8 minute walk to Crofton Park for national rail towards Elephant&Castle/Victoria, or 10-12 minute walk to Catford/Catford Bridge for London Bridge/Charing Cross or Kent. (Times approximate- depends on how tardy you are at walking- check Google Maps for yourself)

On street parking outside house if you have a car- generally it's pretty quiet and you'll get a space directly outside (95% of time. 'Away' from house is unlikely to be much further than 10-20m).
