Helford, Helston, Cornwall TR12

Description
A charming three bedroomed detached Grade II listed thatched cottage set in the heart of Helford village. Having been completely refurbished by the current owners, the property would make a superb second home or holiday let investment.

Description

This stunning thatched cottage epitomises the Cornish idyll. Having been fully refurbished in recent years by the current owners, it offers three bedrooms and well-proportioned lounge-diner. Retaining it's original features and charm, the property would make a perfect second home, or continue as a successful holiday let.

Set in the heart of the picturesque village of Helford, the property is set back from the road behind a pair of white picket gates and hedging, creating a pleasant front garden that is well stocked with mature plants. The glazed front door leads into the lounge-diner, with it's beamed ceiling and inglenook fireplaces, one of which enjoys a wood-burning stove to add to the cosy feel. Heading past the dining area, with space for a 6-seater table, steps lead down into the kitchen.

The fitted kitchen was built and installed in 2014 by Winfreys of Helston, who also carried out the rest of the renovation works to the property. With fitted base units underneath a granite worktop, an integrated automatic dishwasher and an under-mounted Belfast sink with views down the river to the mouth of the Helford. An electric range cooker sits adjacent to the stable door leading back to the front of the property.

From the kitchen a space-saver staircase leads to the third bedroom in the eaves of the extension. A charming space, with exquisite views framed by the pitch of the ceiling and the dormer window. The bathroom is found up a small flight of steps from the living room, and was refitted in 2019, again by Winfreys of Helston. With a bath with mixer shower over, basin and WC, the wainscoting adds to the cottage feel, with views between the thatched roofs to the creek below.

Rising to the first floor, two double bedrooms nestle beneath the thatch, a delightfully cossetting feeling with a real connection to the property. Both bedrooms have vanity units with wash-hand basins. As part of the renovations the owners secured planning permission and listed building consent for the demolition of the existing bathroom and erection of a two-storey extension to create a first-floor bathroom. Whilst these permissions have now lapsed, we would expect a resubmission to be looked upon favourably.

A pathway leads to the side of the property to the enclosed rear garden. The patio area makes a lovely al fresco dining space from which to enjoy the delightful views along the Helford river between the mature palm trees. A terraced lawn sits above the patio, whilst a path winds down the garden though pleasant planting to the rear of the property. The current owners have fastidiously maintained the house and gardens to create a splendid home.

Helford village lies on the banks of the Helford River, one of Cornwall's most unspoiled creeks. This picture post card village offers a shop and the Shipwrights Arms public house. The South West Coastal footpath can be picked up from here and Daphne Du Maurier's Frenchmans Creek is nearby. There is a popular sailing club and deep water moorings can be obtained (subject to availability).
