House For Sale £550,000
Alexandra Road II, Kings Langley, Hertfordshire WD4

Description
This two-bedroom home lies in the attractive Hertfordshire village of Kings Langley. The brick-fronted mid-terrace house is situated on Alexandra Road, a quiet no-through road near the town centre. The interior has a calming aesthetic, and the owners have created a modern studio of Siberian larch in the private rear garden. Located close to Hertfordshire’s border with Buckinghamshire, Kings Langley is set amongst open countryside yet within easy reach of London.

The Tour

Red brick detailing surrounds the fenestration on the façade, which is characterised by a curved bay window on the ground floor. Access is via a paved front garden, where there is also a secure bike store.

A blue front door with inset glazing opens into a brick storm porch. Beyond, there are two reception rooms, open to one another with original floorboards and white walls throughout. These are open to one another, with original floorboards and white walls unifying the space. Farrow and Ball paint has been used throughout the home, and there are Morsø wood-burning stoves in each reception room; a log store has been created in the alcove next to the stove in the rear room.

French doors open to the kitchen at the rear, where a worktop wraps around the space. Cream cabinetry sits above and below, while a splashback of small square tiles in earthy tones lies behind. There is underfloor heating and a stainless steel sink beneath a window which frames views over the garden. A sloping section of glazing overhead allows plenty of light in, and a barn-style timber door with black wrought-iron detailing opens to the garden.

Stairs concealed behind another barn-style door ascend from the reception room to the first floor. Original floorboards extend across the plan, which contains a double bedroom at the front and a bathroom at the rear. The bedroom has white walls and an original fire grate in black iron. There are full-width wardrobes and a front-facing window with a white radiator beneath. The bathroom has a neutral aesthetic, using a combination of white tiles, white-painted walls and silver sanitaryware by Bristan. The dado rail is natural wood and there is an original fire grate with a hearth of patterned tiles. The space is illuminated by windows with obscured glazing to the rear, and an internal window that borrows light from the hall.

A set of stairs with rounded balustrades leads up to the loft, where there is a double bedroom with the same neutral aesthetic as the floor below. The space is characterised by its front-facing dormer window and an exposed timber ceiling beam overhead. There is eaves storage behind the bedhead.

Outdoor Space

The private rear garden has a patio area of sandstone flagstones. Four steps ascend from here to a central AstroTurf lawn, which is bounded by timber fencing.

Three railway sleepers form the steps up to a newly constructed home office/garden studio which is wired for electricity and internet, with Luxaflex Duette blinds to the bi-fold aluminium doors and Amtico oak flooring. The studio is constructed of Siberian larch and has been designed in the Japanese shou sugi ban-style. Shou sugi ban, or yakisugi, is an ancient Japanese woodworking tradition of preserving wood with fire and highlights the natural colour and texture of the wood, making it more weather-resistant and durable.

The Area

The house is perfectly situated for numerous walks around the village. There is an eclectic mix of retailers along the high street, including Fred & Ginger for great coffee and food, Dalling & Co delicatessen, tapas and wine bar, plus Clare James Natural Health shop. There are several quaint pubs in the village, as well as the long-established Oscar’s Pizza – a local favourite – and there are farmers’ markets on the third Saturday of each month.

Chipperfield is a beautiful village two miles west, the return walk from which can be fuelled by a stop in The Cake Shack cafe. One can take a short walk through the fields of Wayside Farm and back through Kings Langley Common and woods, and there is a flat canal walk perfect for running or cycling.

Kings Langley is situated three miles south of Hemel Hempstead and around five miles north of Watford, with access off Junction 20 of the M25 motorway. It is a 15-minute walk to Kings Langley train station, with a 30 minute journey time to Euston Station.
