“I have put my life and soul into the garden. In winter it imbues a sense of space looking over the Manor and rectory land including their lake, whilst in spring and summer it is more secluded and private but extremely colourful. The monkey puzzle tree is a bit of a show-stopper, as well as our giant poppies inspiring random passers-by to take pictures! We have honeysuckle in pots on the front balcony which climbs over the railings so, despite overlooking the drive, in summer, it not only provides heady scent but also privacy. In the back garden there’s a dog kennel and run – if not required, the concrete base could be used for a shed or even a hot tub.”

“Even though it’s a rural community, it is only a 5-minute drive to the A1, and Grantham, about 15 minutes away, has trains to London that take around an hour. There are two big retail outlets being built in Grantham – two amazing designer villages soon to open, but we enjoy visiting the lovely markets in Newark, and Nottingham is also not that far away, around 40 to 45 minutes.”

Hougham is a charming little West Lincolnshire village 6 miles north of Grantham (about a 15-minute drive), 10 miles (20 mins) southeast of Newark-on-Trent, and 15 miles (20 mins) west of Sleaford. In 1330 a village fair and market were both founded, and it once had its own railway station on the line between Grantham and Newark. Now it is a much quieter little place but with a thriving community spirit with friendly and sociable neighbours. With its location so near to Grantham, it is an excellent property for a London commute as fast train services from Grantham to Kings Cross take approximately one hour, also the A1 is only a 5-minute drive.

The Marston Thorold’s Charity C of E Primary School is in the neighbouring village of Marston less than a mile away and is Ofsted rated Good; Long Benington C of E Primary School is about 5 miles (7 mins) to the west whilst Barkston & Syston C of E Primary School is a similar distance at Barkston in the opposite direction, both also rated Good.

Excellent secondary schools are in nearby Grantham with state grammar schools, Kesteven and Grantham Girls’ School and The King’s School (for boys), both rated Outstanding by Ofsted; also, for instance, Greenfields Academy and Walton Academy rated Good by Ofsted. Sleaford, about 15 miles west, has St. George’s Academy, Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), all rated Good. Newark, about 10 miles (15 mins) northwest, has Newark Academy and Magnus Academy, both rated Good.
