House For Sale £600,000
Dowlish Wake, Ilminster TA19

Description
An elegantly proportioned and beautifully presented detached house with a light and airy feel throughout. Located in a slightly elevated position in one of our most sought-after villages it has abundant countryside walks on your doorstep, and the delights of Ilminster just a short drive away.

What immediately strikes you about this property is the great sense of natural light. Many of the rooms enjoy a double or triple aspect and this coupled with its generous ceiling heights and traditionally proportioned rooms help to make the property feel spacious and yet still homely. The property has been very well looked-after and still has a sprinkling of period features, such as dado rails, picture rails and pretty fireplaces. However, over recent years it has been attractively updated to create a family-size home that you could now just “move in” to.

Entering the property from the front, the hardwood front door opens into an entrance lobby with attractive engineered oak flooring that extends throughout the majority of the ground floor rooms. A window to the side lets in the gentle north light and this floods through the archway into the dining room. To one side of the entrance lobby is a boiler cupboard providing some storage space and the gas fired central heating boiler.

The dining room also enjoys two westerly facing windows to the front and a decorative fireplace recess as a focal point (fireplace currently not in use). Either side are period style arched alcoves with shelving and useful storage cupboards beneath.
The inner hall has a light, bright and traditional feel with the stairs rising to the first floor and a southerly facing window. A good size downstairs cloakroom has practical ceramic tiled floor, pedestal wash hand basin, WC and attractive fitted cupboards perfect for all your laundry essentials. The walls are partly tiled with a stone mosaic border.

From the inner hall a door opens into the well-proportioned kitchen. Again, there are triple aspect windows and an extra stable door opening to the front of the property, ideal for unloading shopping. The previous owners had a bespoke kitchen fitted by a local joinery company and the current owners have made some modifications. The units are in a cream, country-style with granite effect work surfaces over incorporating double bowl single drainer stainless steel sink unit. The units incorporate a water softener system, integrated washing machine and dishwasher. An alcove houses a 900mm Rangemaster electric oven which the vendors are including in the sale. To one side of the kitchen is space for a tall upright freezer and tall fridge.

At the opposite end of the hall, the sitting room also has the benefit of triple aspect windows. It overlooks the rear garden and opens onto it by way of a part-glazed door and pretty porch with built-in seating. The sitting room is a generous size and has an open fireplace with Adam style surround and stone hearth.

The first-floor galleried landing also enjoys a southerly aspect with lovely views towards the countryside on the south side. A period style door opens to the master bedroom. This is a generous room with a range of fitted wardrobes under the eaves and lovely views again to the south side, whilst to the west there are views towards the recreation ground and countryside beyond. To one side is a modern en suite shower room with neutral ceramic tiled floor, corner shower cubicle, WC and vanity wash hand basin with storage. Whilst there is a chrome ladder-style towel radiator, the vendors have also installed a further matching electrically heated towel rail for days when you need some instant heat without the central heating on.

From the main landing, the inner landing provides access to the loft via hatch with built in loft ladder. The vendor has informed us that the loft is boarded. Pine doors open to an airing cupboard housing the hot water cylinder with optional electric immersion. Further period doors open to the remaining bedrooms and family bathroom. The family bathroom has been attractively updated and includes freestanding double ended bath with central taps, separate generous shower cubicle with overhead shower, vanity wash hand basin with wall hung storage and deco style ceiling lights. Again, there is a chrome ladder style towel radiator and further electrical towel rail for extra warmth if required. Across the hall is a separate WC with wash hand basin and shelving, particularly convenient for when the bathroom is in use.

The second bedroom is a lovely double room with double aspect windows, pretty decorative fireplace and built-in corner cupboard. Bedroom three is also a lovely light double or twin room, and bedroom four is the perfect home office with lovely views. It would also be an ideal single bedroom for a family.
The house benefits from double glazed windows throughout.

Outside
The property is approached over a block paved driveway providing ample parking and access to the detached garage / workshop. This has clearly been extended over the years, widening at the rear into a larger workshop / store. To one side there is a vent for a tumble dryer. There is also a window at the rear, door opening to the side covered walkway / log store, and power and light connected. To side, the covered walkway includes a electric hook-up point for motorhome / caravan. To the front of the house there is also an outside tap. The garden can be accessed from both sides of the house, and on the south side is a pleasant sheltered spot ideal for a bench or bistro set. Here, there is also an extra outside tap. The path leads around to the rear garden where a patio extends across the back of the house. The garden is mainly laid to lawn, partly enclosed by mature hedging with atimber summerhouse / shed at the rear. To one corner, a former pond area is now a raised vegetable bed, perfect to “grow your own”. Adjoining this is a timber shed in good order with its own power connected.

Dowlish Wake is a very attractive village just two miles south-east of the thriving market town of Ilminster and away from main roads giving you peace and quiet. Whilst Ilminster offers a superb range of independent shops and two town centre supermarkets, the village of Dowlish Wake has its own traditional and quiet pub “The New Inn” which also offers accommodation, and a very popular Cider Mill with its own well stocked farm shop that has run various events such as Pizza evenings in their orchard during the summer months.
The village sits either side of the small Dowlish Brook with its pretty 17th century packhorse bridge, and a pleasant stream runs past many of the village properties. St Andrews Church stands at the northern end of the village with the adjacent Speke Hall acting as the village hall. The Lawrence Kellett Playing Field is a large recreation ground with football pitch and children’s playground, as well as rebuilt Pavilion and Croquet Lawns.
