3 bed Flat For Sale £1,200,000
Reighton Road, London E5

Description
This exceptional three-bedroom apartment is the result of a skilful collaboration between the current owner and architectural designers Daytrip.studio. Occupying three floors of a house built in 1850, the Victorian interiors have been entirely reconfigured around the organising principles of light and flow, creating a truly modern set of spacious living spaces. Each room has been conceived in the finest contemporary materials and sits in front of a beautiful landscaped garden designed by Tyler Goldfinch.

The Designers

Founded by Iwan Halstead and Emily Potter, Daytrip is a London-based design studio specialising in architecture and interiors. They create recognisable spaces with a strong understanding of existing architecture and contemporary design. Their design throughout this apartment is artful and generous, with styling by Béton Brut and Modern Art Hire. The result is a beautifully curated set of spaces; an exercise in the use of exceptional materials, techniques and craftsmanship.

The Tour

Reighton Road is a quiet, tree-lined residential street a short walk from Clapton and Rectory Road Overground stations. It has recently been incorporated into Hackney’s low traffic neighbourhood scheme, meaning that it is now a no-through road.

The apartment is accessed on the ground floor of a handsome Victorian residence. The recently refurbished façade features repointed brickwork, repainted grey stucco and a large bay window on the ground floor.

The front door opens to a spacious entrance hall, which features a beautiful handmade oak bench with built-in storage space for shoes. Limewashed oak floorboards extend underfoot throughout this level. The front of the plan is occupied by a bright living room, illuminated by brand new, double-glazed sash windows in a large bay with a white cast-iron radiator below. Fitted oak shelves sit to one side of the fireplace, which has a new marble mantle and white brick hearth. A peaceful study, or possible third bedroom, sits at the rear of the plan on this floor; it has a view over the lightwell towards the garden. Lighting throughout the apartment has been meticulously fitted and sourced by There’s Light.

A set of concrete aggregate steps descend to the lower ground floors. Polished concrete runs underfoot, spreading across the expansive kitchen and dining room, and out to the secluded garden. Thin-framed sliding doors by Perla bathe the space in natural light while offering fantastic garden views.

The kitchen is configured around an island and breakfast bar, which has an integrated bora hob with down extraction. Work surfaces are of honed Caesarstone, while Tadelkat, a natural, lime-based waterproof plaster, runs behind the sink along one aspect. This chimes beautifully with ‘Slipper Satin’ by Farrow & Ball, which features throughout the apartment. There are significant amounts of built-in storage space, as well as ovens by Neff, a fridge/freezer and fitted shelving.

A dining area is positioned opposite, making this floor perfect for entertaining. The exposed brick wall has been finished with Bauwerk limewash paint, and there is a large skylight that draws additional light into this section of the plan. There is a guest WC to one side of the kitchen.

Half a floor down are the bedrooms. These have fitted wardrobes and are both oriented towards lightwells, positioned at the front and rear of the plan respectively. The rear bedroom opens up to a small courtyard via full-height glazed windows, while the front-facing bedrooms has a bay window facing the lightwell, which can be accessed via a glazed door from the bathroom. The bathroom is configured in a linear formation and has a full-size fitted bath by Bette, a Lusso Stone sink and a walk-in shower, also lined with Tadelakt. There is a utility area in the hallway with oak units and space for a washing machine plus linen storage.

Another half a floor down is the apartment’s studio. A truly flexible space, this room has high concrete ceilings, Charlotte Perriand wall lights and track lighting overhead, as well as access to a small lightwell via a glazed door. It could be used as a second living room, a children’s playroom, or even a yoga or artist’s studio; this inherent flexibility allows the rest of the apartment to open up in a genuinely adaptable approach to modern living.

Outdoor Space

The apartment is positioned in front of a beautifully landscaped garden designed by Tyler Goldfinch. Borders step up in gentle tiers to create a wall of green planting, featuring jasmine, perennial grasses and a silver birch tree that sits in a dedicated bed within the polished concrete. This space acts as a natural extension of the internal rooms during the warmer months and has plenty of room for a table, chairs and a barbeque. There are stone planters to one side, a fitted bench and a fully integrated lighting and irrigation system.

The Area

The immediate area has a fantastic offering of places to eat and drink, notably P. Franco, Charles Artisan Bread and My Neighbours The Dumplings on nearby Lower Clapton Road. A short walk to the west is Stoke Newington with an excellent selection of cafes, pubs, shops and restaurants including natural wine bar Rubedo, the Spence Bakery, Esters and The Clarence Tavern. The farmers market at Stoke Newington in less than five minutes walk away and runs every Saturday morning.

The weekly food market on Chatsworth Road is easily reached in around 15 minutes by foot and Hackney Picture House, London Fields Lido and the Grade-ii* listed St John at Hackney, an 18th-century chapel and live music venue, are also nearby. For green open space, Millfields, Abney and Clissold parks, and Hackney Downs are all within close proximity.

The apartment is also in the catchment area for several highly sought-after primary and secondary schools.

For transport, Clapton Station and Rectory Road stations are a short walk away and run fast and regular Overground services to Liverpool Street. There are also plenty of good bus connections nearby offering routes to the city and West End.
