2 bed Flat For Sale £525,000
Croftdown Road, Dartmouth Park, London NW5

Description
This charming two-bedroom apartment, positioned on the first floor of an impressive turn-of-the-century mansion block in leafy Dartmouth Park – a short walk from Hampstead Heath – boasts perfect proportions and light-filled spaces.

Brickworks Says

Flanked by a row of imposing London plane trees, this handsome brick block – one of a cluster that lines pretty Croftdown Road – meets the street by way of an attractive, wrap-around communal garden. Continuing through an arched doorway and up the stairs, a delightful two-bedroom apartment that effortlessly honours its 120-year history awaits.

A central hall forms the spine of the flat, giving it a satisfying symmetry: One room flows to the next via this airy entranceway, and light streams in from all angles. The apartment enjoys that rare combination of period features (cornicing, high ceilings, and a striking fireplace) within a purpose-built block, meaning the rooms are generous in size and everything has its place. Large sash windows on opposing sides of the property allow the kitchen and bathroom on one elevation to catch the rising sun, while the master bedroom and living room on the other are bathed with light in the afternoon.

An exploration of the local area yields more delights. Waterlow Park, a 26-acre oasis occupying a steep hillside in Highgate, is practically at the end of the street, offering spectacular views across London. If the distant sight of skyscrapers feels too urban, the woodland and meadow wilderness that is nearby Hampstead Heath promises to whisk you out of the city in an instant.

The Owners Say

We love popping to the ponds for a swim and then grabbing a sausage sandwich at the farmers market and we always enjoy the view of London from the top of Waterlow Park - a great spot for a coffee.

The independent shops on Swains Lane and York Rise and delicious food at The Bull and Last (or any of the other yummy gastropubs in the area, like The Flask, or the Tufnell Park Tavern!) are great for lazily whiling away the weekend. And now we have a child, being able to walk to four different playgrounds within seven minutes, or pop to the library, just over the road, is amazing!

There is a real community feel in the area, with the York Rise street party, Highgate Literary Society events in the building opposite the flat and neighbours days at Highgate Cemetery, just five minutes up the road. But for us, the best thing is living in zone 2, but feeling like you're in the country!

Points To Consider

The EPC gives a current Energy Efficiency Rating of D.

In the London Borough of Camden, the property falls into Council Tax Band C (£1,528.41 in 2021/22).

The current owners have installed a new kitchen and boiler in the five years they have lived in the property.

Currently monthly utility costs run at gas £80, electricity £80 and water £70.
