House For Sale £4,000,000
Long Walk, Easton, Winchester SO21

Description
70 Acres, 2.45 Miles of Fishing, 3 Properties, 10 Reception Rooms, 8 Bedrooms, 4 Garages, Tennis Court, 3.5 Miles from Winchester, 70 Miles from Central London

The Property:
An excellent opportunity to acquire a small country estate with river frontage, grassland and woodland within the beautiful Hampshire Countryside, yet close to the Cathedral City of Winchester. The single and double bank fishing stretches for just under two and a half miles and has crystal clear waters with wild trout and grayling, the backdrop to which is a 'sylvan setting' with wooded glades and grazing land and an abundance of wildlife including Kingfishers and Deer.

The current owners started acquiring the parts of the 'Fulling Mill' Estate in the mid 1980's and purchased the river, water meadows, dwellings and adjacent land. 'Fulling Mill' has been run as a fishery with beats over the beautiful meandering chalk streams.

The main house: 'Fulling Mill' is a well-proportioned house with 2,841 ft² (264 m²) of accommodation over two floors. 'Fulling Mill Cottage' (attached) was formally part of 'Fulling Mill' but is now a separate smaller dwelling at 1,768 ft² (164 m²). A third property 'Fisherman's Cottage' is a perfect guest house with a studio room and separate kitchen. There are private gardens with the houses, four car garaging and a tennis court, along with plenty of parking.

Other than a single footpath, the property and fishing is almost in complete isolation. The footpath over the property runs from the access road and over the bridge in front of the two main properties before heading off to the northwest of the Estate. There are approximately 433 meters (474 yds) of single bank and 1,757 meters (1,921 yds) of double bank fishing.

The Location:
'Fulling Mill' is located on the outskirts of the pretty village of Easton, in an idyllic location. The property is situated within the heart of the Itchen Valley, in an area renowned for its beauty and its outdoor recreational pursuits, including beautiful walks, riding and of course chalk stream fishing on the world-famous River Itchen. Easton is a quintessential English village with a Church, many pretty period and character cottages and houses, two public houses, a thriving Cricket club and with the nearby village of Itchen Abbas offering a primary school and village hall, as well as The Plough public house. The larger market town of Alresford to the east is renowned for its boutique shops and restaurants. Winchester offers a more comprehensive range of shopping, recreational and cultural facilities. There are excellent transport links with easy access to the M3 (to London and the South Coast) and the A34 (connecting to the Midlands). The direct train service from Winchester to London Waterloo takes about 1 hour. With regards to schooling, 'Fulling Mill' is very well-situated being close to the highly regarded Princes Mead Preparatory School which is only a few minutes' drive from the house. Winchester College, Pilgrims Prep School and St. Swithun's School for girls are located within the City, as are several outstanding state schools including Westgate and Kings Secondary Schools as well as the much sought-after Peter Symonds Sixth Form College. King Edwards School in Southampton is also within easy reach.
