House For Sale £875,000
Kingston Road, Shorwell, Isle Of Wight PO30

Description
The charmingly named this property was originally a pair of farm cottages built in 1896. While the property has been modernised and converted into a single, four bedroom detached family home, it still retains the character of a bygone era. The house is surrounded by wonderful countryside with stunning, panoramic views wherever you look and nestles in approx 2.4 acres of grounds on the outskirts of the hamlet of Kingston and not far from the picturesque villages of Shorwell and Brighstone.

At the front of the property is a driveway where you can park a number of cars. This is flanked by the front lawn and hedging and leads to the double garage that has lighting and power as well as to the charming, pitched roof front porch. The front door opens straight into the semi-open plan country style kitchen/breakfast room and cosy snug, with its period cast iron fireplace and built-in cupboards. In the kitchen area there is a built-in breakfast bar as well as a delightful pale blue inset Aga, fitted units housing a variety of additional appliances and a breakfast bar. Also on the ground floor is a separate toilet, a storage cupboard and a large boot room with a door to the garden, so is very useful if you want to take off muddy clothes after a walk with the dog.

There is a side door to an L-shaped hallway that provides access to all the rooms on the ground floor. This includes the large, light and bright triple aspect lounge with French doors to the impressive, covered veranda that is ideal for outdoor entertaining. Friends and family will thoroughly enjoy sitting down to a meal in the delightful, dual aspect dining room with its Victorian fireplace and inset log burning fire and you will find it easy to work from home in the attractive study/library that includes floor to ceiling bookshelves.

On the first floor you will find a good-sized family bathroom with a bath and separate shower as well as four double bedrooms. They all have panoramic rural views across St Catherine's Down including the main bedroom. This has an en suite shower room, a dressing room and fitted wardrobes.

Beyond the covered terrace is a large brick paved patio and lawns interspersed with mature trees and shrubs borders leading to meadowland. There are also two very useful large storage sheds that could always be replaced to provide an office or annex, subject to the necessary planning permissions.

What the Owner says:
We moved here some 30 years ago because we loved the location, the views and the charm of the place as well as the space, peace and tranquillity. Kingston is a charming hamlet with the Shepherd's Trail running through it for anyone who enjoys a good walk.
Although it will be a wrench to leave it is time to move into something smaller in the nearby village of Shorwell, although I shall still be retaining some of the additional land around the property. Shorwell is one of the Isle of Wight's most delightful villages with its thatched cottages and historic houses and backs onto the chalk downs leading to Compton and Chale Bays. Queen Victoria enjoyed visiting the village and even today it still retains an historic charm. It is only a few miles from Newport and is on a bus route. It is also has the Crown Inn with its pond stocked with brown trout and a duck sanctuary. Brighstone village has a number of useful amenities including a primary school, gp surgery, hairdresser, small supermarket, newsagent and tea room.
Newport is the county town of the Isle of Wight and includes a variety of high street stores and independent shops as well as wide selection of restaurants and bars. There is a weekly street market and a farmers' market and a number of primary and secondary schools within the vicinity. We are not far from the Shide Nature Reserve and the walks or cycle rides along the River Medina are a real pleasure while the Newport Golf Club is available for golfing enthusiasts.
