House For Sale £1,870,000
St. Pauls Road, London N1

Description
An imposing Grade ll listed Victorian Townhouse presented with many charming period features throughout. Dating from the 1840s the property retains a sense of the time, showcasing original fireplaces, ceiling roses, bay sash windows with wooden shutters, floral cornices, and exposed floorboards.

Back on the market due to unexpected circumstances. The property is laid out over 4 floors (6 levels) and with almost 2000 sq ft of space and a secluded garden, it would make a wonderful family home and is just perfect to host and entertain guests. The double aspect lower ground floor boasts a stylish new kitchen, dining area, utility room, and WC, with easy access to both the charming rear garden and also to three useful storage cellars. The raised ground floor is where you will find the delightful, comfy, and spacious living area. This room is also double aspect with views over the garden and towards St. Paul's Church. A period fireplace, sash windows with shutters, and exposed floorboards help create a timeless ambiance.

The upper levels are where you will find four double bedrooms all with feature fireplaces. The master bedroom is not only enormous but it is simply stunning, boasting floral cornices, Juliette balconies, a period light rose, and two beautiful sash bay windows which flood the space with natural light. The second bedroom on the top floor is almost as impressive, again filled with light and displaying some elegant features. There are two good size family bathrooms both with tubs and overhead showers.

There is a small garden to the front of the property with a mature tree providing a degree of privacy, and steps leading up to the raised ground floor entrance. To the rear of the property, there is a walled garden presented on two levels with patio areas, a grass lawn, lots of mature shrubs and trees, and a useful garden shed.

The current family has owned the property for many years and generations have commented how much they have loved the property. It has felt like a real home, safe, secure, and peaceful with plenty of space to come together as a family but equally the layout has meant they can all individually find space to relax, unwind, and do their own thing.

The location is tremendous and is just a short walk from Canonbury overground station with, quick and easy access to The City and beyond. The area is perfect for walking and even better for experiencing local pubs, museums, and restaurants. The New River Walk in Canonbury is a great place to get to see nature in London. There are lots of birds on the water, a walking path alongside it, and benches and greenery galore. Runners and walkers can also enjoy an extensive network of outdoor options including Clissold Park, the Woodberry Wetlands (a hidden treasure), and Finsbury Park, not to mention the Regents Canal and Victoria Park. You are also only a short walk away from the upmarket shopping and food options on Upper Street, Camden Passage, and the Angel.

Did You Know?

Canonbury Square was developed between 1805 and 1830, it includes a variety of distinct styles. In 1812, when few properties had been built, the New North Road turnpike, now known as Canonbury Road, was constructed and bisects the square. Many significant figures from the arts and literary worlds have lived on the square, including the writers George Orwell and Evelyn Waugh, and the actor Samuel Phelps.

Just a short walk from the property you will find New River Walk - The New River is an aqueduct built by Sir Hugh Myddelton to supply fresh water to London, which was completed in 1613. The walk is in two parts, with a break at Willowbridge. The southern section received an early National Lottery grant and has a back-pumping scheme that simulates the water flow of the original aqueduct.

St Paul's Church, which is just a stone's throw away, was designed in 1826-28 by Charles Barry for the Church of England. The stunning architecture makes it one of the landmark buildings in the area.

Viewings will be conducted on Open Days, the first of these will be on the 12th of February. This is a rare opportunity to own a little piece of history and we can provide you with a property brochure and an "All You Need to Know" guide on purchasing a grade ll listed building.
