Situation
The woodland is set amongst farmland located approximately 0.5 miles southwest of Dearham and 0.5 miles south of Ellenborough.

Access
Access is taken off the A594 via a concrete and stone track.

Description
Moorside wood is a former open cast mine that has been transformed into a predominantly native broadleaf woodland with a mature block of Sitka spruce. The majority of the land was planted in 2003 and is well established. The woodland would be an ideal natural capital or Environmental, Social and Governance (esg) asset.

There are future management opportunities available such as thinning and opens space management subject to permissions. The woodland may benefit from management and maintenance grants offered by the Forestry Commission.

The Woodland briefly consists of:
• 30.6 acres (12.38 hectares) consisting of predominantly
native broadleaves and mixed conifers
• A block totalling 4.76 acres (1.93 hectares) of predominantly
native broadleaves with larch and lodgepole pine.
• Conifer block totalling 0.29 acres (0.12 hectares) consisting of predominantly mature sitka spruce with some veteran broadleaves.

The property is a ‘Walkers Welcome’ woodland and has footpaths across the site.

Environmental Schemes
The majority of the woodland was planted under a Community Woodland creation scheme as part of Forest Futures programme in 2003. There are further potential grants available such as the Woodland Management Grant and Woodland Maintenance Grant from the Forestry Commission.

Sporting Rights
Any sporting rights are included in the sale in so far as they are owned by the vendor.
