House For Sale £1,300,000
Rectory Road, Edgefield, Holt, Norfolk NR24

Description
The Old Hall is a Grade II listed house dating from the 16th Century with later additions. The house is of brick and some flint elevations under a tiled roof and is of considerable character. Of particular note is the projecting three storeyed gabled brick porch which has clasping polygonal buttresses ending in pyramidal finials. Internally there are some delightful ovolo moulded door and window cases in the original part of the house. There are excellent ceiling heights throughout, and the house has good room sizes with plenty of light and charming views over the gardens and grounds. There is an open fire in the reception hall, and a wood burning stove in the drawing room. The kitchen/breakfast room has a four oven Aga and a parquet floor with a pantry and utility room adjacent. There is scope to add a garden room/orangery (subject to planning). On the first floor there are four bedrooms including the principal bedroom with en-suite bathroom. On the second floor there are a number of attic rooms which could be converted to accommodation/office.

The Old Hall is situated on the outskirts of the village of Edgefield and forming part of the Stody Estate which is well known for its rhododendron and azalea gardens. Edgefield is a small popular village with a country feel and an outstanding pub, ‘The Pigs’, a renowned garden centre, and a nursery within 3 miles of the Georgian Market town of Holt.

Holt is renowned as a fine unspoilt Georgian Market Town with excellent amenities, shopping and hospitality, all within very close proximity of the north Norfolk coast. Famous for its boutique shopping including Byfords delicatessen, Bakers and Larners and plethora of independent small shops, art galleries, antique shops, jewellers, cafes and restaurants. The well regarded Gresham’s Perparatory and Senior schools are located on the edge of the town, with further preparatory education available at Beeston Hall School near Sheringham.

The villages of Blakeney and Cley some 4/5 miles to the north, are part of the North Norfolk coast designated as an Area of Outstanding Natural Beauty and border the marshes and beaches which provide access to leisure pursuits, seal colonies and bird watching.

The cathedral city of Norwich (21 miles to the
south) has a vibrant business community and is the regional centre for shopping, leisure and cultural facilities. There is a mainline railway station to London Liverpool Street and an airport
to the north of the city which caters for both domestic and international destinations.

The Old Hall is approached via a gravel drive which ends in a private parking and turning area to the side of the house. This also gives access to the bank of open fronted garages. There is significant potential to convert/use the footprint of these garages to create an annexe/home office and modern garaging. The drive then continues to a private roadway, which The Old Hall has a right of way over. This is owned by the Stody Estate.

The grounds surrounding the house have been cleared and offer a wonderful opportunity to create some gardens. There are some brick and flint walls which could form part of this. The gardens are mostly laid to lawn interspersed with some fine broadleaf and coniferous trees. Of particular note is a superb beech and walnut tree. The paddock is bordered by mature traditional hedging and would be suitable for equestrian use. There is a pond in the north eastern corner which is a haven for wildlife.

Please note that the Stody Estate has an irrigation pipe which runs under the paddock in an east – west direction and the necessary rights will be retained to maintain and access this. There will also be a restriction to make sure that nothing permanent is built over the course of the pipe.
