House For Sale £700,000
Silver Street, Maldon CM9

Description
Maldon, Essex

What We Think At The Zoe Napier Group:

An exciting and unique opportunity to restore a wonderful historic building to its former glory and utilise as a stunning beautiful character family home in the heart of historic Maldon. Alternatively, there is the possibility to obtain change of use for this building(stp). The core elements of restoring this property have already been completed so whilst there is still work to be done, any prospective buyer can approach this project with 'eyes wide open'.

What Our Owners Say:

It has been the most interesting and extraordinary experience to restore this house and discover its remarkable architecture and history. Having broken the back of the core restoration and successfully obtained planning I still have the option to complete the work myself. However, I now live in Devon and from a geographic perspective that does make completing the project more challenging. Therefore, I am willing to pass the baton to the right person for this unique opportunity.

History & Background:

Whilst the Historic England listing describes the property as originating from the late 16th Century, the works undertaken over the last year have revealed remnants of the original 14th Century including a medieval hearth.

Some of the most important renovations were undertaken in the 16th Century when the property was owned by Richard Josua, a wealthy Vintner of that era.

The property is believed to have maintained its liquor merchant trading history up to the mid-19th Century including in the 18th Century when the extensive cellars were constructed.

Setting & Location:

Maldon, set on the River Chelmer, is a very popular historical maritime town with a rich history of merchant trading and Josua is situated in the heart of historic Maldon next door to the old Bell Guesthouse Inn (now a bed and breakfast establishment) and around the corner from The Blue Boar Hotel. Its proximity to these two establishments raises the possibility of a change of use(stp)

The property is just one minute walk to the popular High Street that provides a wide variety of stores to meet day to day needs, including a choice of Butchers and an M & S Simply Food Store complemented by a wide variety of restaurants and pubs etc,

Modern day Maldon offers a choice of four supermarkets, and within walking distance is the Blackwater Retail Park which comprises not only both the Aldi and Lidl supermarkets but also other retail outlets including Next, Sports Direct and Costa Coffee.

The town is conveniently located with the A12 a nine mile drive away and the nearest mainline station is from Hatfield Peverel (5.7 miles) with the larger City of Chelmsford and Colchester being 12 and 20 miles respectively. There is also convenient access to both Southend and Stansted Airport.

Agents Notes:

Full planning has now been approved to restore this wonderful historic property to a four/five bedroom home in the heart of Maldon.
