Hedingham House is a delightful Grade II listed property, located in the heart of the charming village of Castle Hedingham, with its vibrant community centred around the medieval 11th century Norman Keep; the tennis and cricket club; it's fantastic tea shop and bistro, country inn and village shop.

Timber framed and filled with a wealth of original features, parts of the building date back to the early 16th century. This quintessential English home has taken on many guises over the years including a former C16th Guildhall and a public house in the 1800s.

In the traditional style, the property presents a gabled cross-wing to the front with the former Guildhall building to the rear. The two 'wings' of the house are separated by a cross-passage leading through to the garden, typical of the era.

On entering the property all rooms flow from the connecting hall. At the front of the house the formal dining room is located to the left of the cross-passage and a cosy sitting room to the right. The dining room boasts a most impressive brick inglenook fireplace, with original bressummer beam, and a quirky 2/2 pane sash window with counter, possibly used as a serving hatch during its days as a country inn. The sitting room is warm and welcoming with a log burner installed in the brick surround fireplace.

The kitchen/diner and breakfast room can be found in the south wing with French doors leading onto the pretty terrace and garden. The solid wood kitchen is bright and spacious and, in keeping with the style of the property, has a four oven Aga that warms the room all year round. The breakfast room is well equipped with full length built-in storage cupboards.

The oldest part of the house, the drawing room (thought to have been the Village Guildhall), is situated in the north wing. Believed to be the original building, built circa 1550, this room is full of charm with an inglenook fireplace and access once again onto the terrace and garden.

Upstairs are four bedrooms on the first floor, serviced by a shower room and spacious contemporary family bathroom. Each bedroom has a delightful traditional feature, whether it be a fireplace or a canopy of original beams framing the bed in the Master. The fifth bedroom is tucked away on the second floor and would make an ideal study area.

To the rear of the property is a beautiful walled garden with raised terrace and mature planting. A pathway leads from the terrace, through the immaculate lawn to the coy carp pond and outbuildings at the bottom of the garden.

The outbuildings mark the boundary of the property and comprise three spacious garages and a workshop. These can be accessed via courtesy doors from the garden and vehicle access is via Church Lane.
