1 bed Flat For Sale £399,950
Upper Brockley Road, Brockley SE4

Description
Generous one double bed raised ground floor conversion flat within a handsome semi-detached house fronted by a deep front garden, within leafy Brockley Conservation Area.

You’re just a five minute walk from Brockley Station, or walk 12 minutes for St Johns Station (both are Fare Zone 2). Parking’s unrestricted on the street. You’re near Brockley’s popular foodie Saturday Market, and Hilly Fields too. Share of Freehold.

Upper Brockley Road is quiet, wide, residential, and mature-tree-lined. A lovely spot. Brockley ca was built by a number of speculative developers between the 1830s and early 1900s, with the majority being built in the 1870s and 1880s. The large houses were built in a variety of architectural styles which were popular in the mid to late Victorian period. The area was designated by Lewisham Council in 1973; in recognition of its special architectural and historic interest.

In the main front door and you open into a smart and high-ceilinged hall. Your own front door is on your left at the end of the hall. Once in, turn left into a north-west (great for afternoon light) facing reception room of over 15 feet by over 12, with twin sash windows and sisal flooring. The boxing around the windows and marble-surround fireplace are very welcome features.

The bedroom’s next door. A good double at over 12 feet by 10 feet, with custom made fitted wardrobes to the near wall. Again you’ve got sisal to the floor, and beautiful window boxing plus original shutters. As next door, the radiator is old school style (we think these look great in Victorian places).

Moving through the flat you’ve next got a large storage cupboard set to your right, and then you arrive in the classy fitted ply kitchen, with south-east facing window to verdant vistas. Double doors open from here into a utility room with plumbing and window (and recently-fitted Worcester Bosch boiler) and you have a door from here into the modern bathroom which has a white suite and an over bath shower.

Brockley is your closest base, with a lovely European vibe around the station and surrounds - where you’ll find independent coffee shops and neighbourhood hangouts (we particularly like Brockley Brewery, Parlez and Browns of Brockley, plus Brickfields and The Orchard).

Deptford, New Cross, Ladywell, Greenwich, Blackheath, Peckham and Camberwell are also a short bus ride/drive/cycle.

You’re also close to Goldsmiths University with Goldsmiths Centre for Contemporary Art gallery (open to the public).

For all that’s hip, stroll down to Deptford High Street and Market Yard (15-20 minutes) - with cafes, bars and restaurants and regular markets (here we really rate Marcella, The Tapas Room and Isla Ray’s). You’ve also got a Myla & Davis hairdresser plus library and leisure centre.
