The Granaries, Scopwick, Lincoln LN4

Description
A charming three bedroom detached house in a sought-after village.

Description
This charming three-bedroom house is situated on an executive development within a popular village, with a bus stop moments away for links to Sleaford and Lincoln. The stone-build house has excellent kerb appeal and very private feeling walled gardens to the rear. Internally the house is beautifully presented and has been subject to a thorough refurbishment over the last two years including converting the garage into a new kitchen/dining room which serves as the heart of the family home, a refitted downstairs shower room and refurbished cosmetic décor throughout. The interiors are presented in a mostly neutral style with modern touches such as oak flooring. The sitting room with its double aspect and wood-burning stove is a particular highlight. The accommodation is generously proportioned with good size rooms and tall windows, making the interiors feel very bright and spacious.

The accommodation is arranged over two floors and extends to about 1400 sq ft. An entrance hall with cloakroom/w.c. Leads to the L-shaped reception room with French windows opening to the garden, a separate formal dining room and the impressive white gloss kitchen, which features a number of appliances and undercounter lighting. The contemporary kitchen also has a door to the front of the house, providing an alternative entry point. There is also a useful adjoining utility room and shower room. Upstairs there is a principal bedroom with built-in storage and an en suite shower room, two further good size bedrooms and a family shower room.

The Granaries is an attractive development with Number 1 having a desirable corner plot at the entrance to the cul de sac, facing away from the road which has the additional benefit of making the gardens south and south west-facing. The house is set back behind a parcel of lawn and a brick-paved driveway with space for two cars. There is a side gate leading alongside the house to the rear. The main area of the garden is walled and split into two distinct areas: A walled courtyard-style patio ideal for outdoor entertaining, and a separate lawned garden with sheds, greenhouse and borders of mature shrubs.
