House For Sale £1,435,000
Oval Road, London NW1

Description
This beautifully modernised two-bedroom townhouse with a private roof terrace, forms part of a staggered terrace of five houses designed in 1963 by renowned architects Ted Levy, Benjamin & Partners. The current owners have carefully preserved many of the home’s original mid-century features, including the wood-block floorings, while adding thoughtful updates to the design throughout. An east-facing roof terrace on the third floor offers an elevated oasis with views across the surrounding rooftops.

The Architect

Ted Levy, Benjamin & Partners, led by the architect Ted Levy (1931-1986), designed a number of developments and one-off houses in north London throughout the 1960s until the early '80s. Usually built in red brick, with timber-framed windows and pitched roofs, they are notable for their clever harnessing of natural light.

The Tour

Exposed brick façades and arched first-floor windows distinguish the houses from the predominantly white stucco villas of the area. Internal accommodation extends to approximately 1,355 sq ft and is arranged over three floors.

Entry is via walkway, past a short-walled front garden with off-street parking for one car. The ground floor has beautiful wood-block flooring, a study area, plenty of cloakroom storage, and a wet room. From here, there is access to a workshop garage and a single step down to a useful utility room with original tiles underfoot.

An incredibly bright open-plan living room, kitchen and dining area lies on the first floor, with oak parquet flooring and generous glazing at both the front and rear aspects. There is a palpable sense of volume and openness and an excellent distribution of natural light throughout. To the left of the space is a smart galley kitchen with grey lacquered cabinetry, monochrome patterned tiles underfoot and a useful serving hatch opening into the dining space next door.

The original balustrades have been retained and ascend with the staircase to the second floor, which has two bedrooms. The glazed aspect of the main bedroom extends almost the entire width of the rear wall. The current owners have taken the original floor and applied it to the walls, reflecting the home's original mid-century ethos. There is plenty of storage in this room in the form of full-height wardrobes. On this floor, there is also a family bathroom, replete with neutral tiles and a bath with a shower. From here, a third staircase ascends to the roof terrace at the top of the house.

The house benefits from a garage and off-street parking.

Outdoor Space

A generous roof terrace crowns the house with beautiful far-reaching leafy views across Oval Road. The house is orientated from West to East and, thus, receives direct sunlight throughout the day. A wonderfully private and secluded space, the terrace provides plenty of opportunities for outdoor planting and room for a table and chairs.

The Area

The house is excellently located on the fringes of Regent’s Park, near the centres of Primrose Hill and Camden. Primrose Hill and the green expanse of Regent’s Park is less than 5 minutes walk to the west.

Nearby, Primrose Hill Village is home to neighbourhood favourites Odette’s, Greenberry Café and Primrose Bakery. Camden is also well known for its world-famous market and wealth of independent restaurants, cafes and venues, including The Jazz Café, The Roundhouse and gourmet deli, Melrose & Morgan.

Cavendish Primary School and North Bridge House Prep School are also within walking distance.

The nearest Underground stations, both equidistant, are Camden Town and Mornington Crescent on the Northern Line. London Euston mainline station is a short walk to the south, and nearby St. Pancras has the Eurostar.
